Live Remarkably by choosing a home in a pastoral setting with vacation-like amenities close at hand

Developed by the multi-faceted company Georgian International and recognized as the Best New Home Community in Canada (2016) by the Canadian Home Builders’ Association (CHBA), as well as its award-winning sales centre, Braestone Estates continues to gain recognition for the down-home, up-country lifestyle community that it promotes.

Located in Oro-Medonte, within the beautiful Horseshoe Valley, the 229 homes at Braestone are situated on 566 acres of aesthetically appealing landscape. Braestone is well-known for its distinctive architecture, which is a modern interpretation of the country-style dwellings of the Oro-Medonte region.

Born of the land, Braestone’s Remarkables feature timeless designs that are a natural reflection of the magnificent landscape surrounding the community. Remarkable experiences that all homeowners can enjoy include horseback riding and Nordic skiing, as well as picking seasonal fruit, tapping maple sugar trees, playing baseball and hiking on the private trail system.

WINDFALL

In addition to the award-winning community of Braestone, Georgian International is building a lifestyle community at the base of Blue Mountain. The Windfall at Blue Mountain encompasses 148 acres, one-third of which will be dedicated to parks, ponds and trails, as well as wildlife and nature preservation areas.

Winner of Simcoe County Home Builders’ Association’s Project of the Year (2017), the community of Windfall includes a wonderful selection of mountain-chalet-inspired detached and semi-detached designs.

MOUNTAIN HOUSE

The newest project by Georgian International is Mountain House at Windfall. Released in January, this project has been well-received. Construction has begun on the 230-unit Mountain House lowrise development, which is positioned in an idyllic setting.

Two-, three-, and four-storey buildings feature chalet-style terrace suites, complemented by a community building and a bike repair station, in addition to a sauna, relaxation room, as well as hot and cold pools.

Collingwood, Blue Mountain and Wasaga Beach are all easily accessible from Windfall and Mountain House. There’s no shortage of things to do. Nearby activities include boating and fishing on Georgian Bay, as well as skiing, snowboarding, snowshoeing, water parks, golfing and hiking.

CREATING DIVERSITY

In addition to their residential real estate projects, Georgian International acquired the former Orillia Golf & Country Club in 2017. Since then, the course has been renamed Braestone Club and is a stone’s throw away from the development that shares its name. The company has begun to revitalize the course, and has plans to include a multipurpose club house and events venue.

Real estate prices continue to rise in Toronto, and Hamilton is experiencing major growth, making home ownership out of reach for many. New home purchasers are now looking to make their full-time home in a more pastoral setting with vacation-like amenities close at hand. Georgian Bay and Oro-Mendonte are wonderful lifestyle alternatives. Georgian International’s tagline is “Live Remarkably.” At any one of its three new developments, you can do just that.

Creating remarkable communities

Gas-fired lanterns. A pumpkin patch. A Christmas tree farm. A baseball diamond encircled by corn stalks à la Field of Dreams. These idyllic features complement the farmhouse-style homes that make up the Braestone estate community, two hours north of the GTA in Horseshoe Valley.

Developed by multi-faceted company Georgian International, the 229 homes sit on 556 acres in the Township of Oro-Medonte where these ingredients, known as “remarkables,” further entice prospective buyers.

Mike Parker, vice president, sales and marketing for Georgian International’s real estate division, says they release homes in phases and, after selling out in the initial first two releases, another 22 properties will be available this fall.

Bringing a unique approach to Ontario real estate is a hallmark of the company’s mission. “What we’re doing is not what other developers are doing,” says Parker. “In the planning process, we came up with community features that will enhance people’s lives, which will be part of their active lifestyles.”

For example, a toboggan hill is a family-friendly add-on, and a sugar shack can teach residents about the age-old practice of tapping maple trees.

“Braestone buyers are typically nature lovers and enjoy being outdoors,” Parker notes, “and that’s why we created remarkables like a skating pond and a berry patch.”

Parker adds that they are holding events for the community with the intention that the traditions will continue long after the development is built out. Summer corn roasts with live music, a pancake breakfast fundraiser and horse-drawn sleigh rides are just of few of the happenings planned for Braestone.

Besides successful sales, Braestone’s eye-catching offerings and impressive amenities are getting noticed by the industry. It was recognized as Best New Home Community of the Year in 2016 by the Canadian Home Builders’ Association (CHBA), and its Discovery Centre (aka sales HQ) was named 2016 Best Lowrise Homes Sales Office in Canada by the Canadian Home Builders’ Association (CHBA).

Interior flourishes make the Braestone homes visually appealing, to say the least: floors come complete with tongue-and-groove maple or oak and porcelain tile is found in the bathrooms, foyers and mudrooms. Master bathrooms showcase an island-style soaker tub.

WINDFALL

But Braestone is not the only development Georgian International is known for in Ontario. Windfall, project of the year as recognized by the Simcoe County Home Builder’s Association, is a 609-home project at the base of Blue Mountain, which attracts buyers who want “comfort, character, culture and community with a relaxed way of life,” says Parker.

He notes the “it’s a place where nature and neighbourhood are in perfect balance, with community trails, Georgian Bay on one side and the Niagara Escarpment on the other, the beauty of the natural landscape is simply amazing.”

In the heart of the community will be The Shed, a barn-inspired gathering place that will form the hub for residents to network, socialize and relax. Cold-and-hot-water outdoor pools are planned to further promote relaxed living.

The semis and detached homes differ from the look of Braestone units with more mountain-like colours and shades, Parker remarks.

But both will feature a trademark flourish for Georgian International developments: gas-powered lanterns.

“There’s a romantic feel, an ambiance, to lanterns that is special and not done by anyone else,” Parker says.

Buyers can select from well-appointed standard features or upgrade interior design packages that co-ordinate interior finishes, including flooring, cabinetry, countertops, lighting and other fixtures.

MOUNTAIN HOUSE

Plans are also underway to release the first units of the highly-anticipated Mountain House, adjacent to Windfall. The 230-unit Mountain House will be built in two-, three-, and four-story buildings. The terrace suites will boast a chalet-style and are complemented by a community building, a bike repair station, a sauna and relaxation room, hot and cold pools and an idyllic setting.

“We will be releasing our initial units this year and, like all our projects, the standard features — such as full, glass-walled showers and exterior gas lanterns — go above and beyond expectations,” says Parker.

Huddled close to Windfall and Mountain House are the historic areas of Collingwood, Blue Mountain Resort and Wasaga Beach, as all three regions are “remarkables” onto themselves.

Nearby activities include boating on Georgian Bay, fishing, snowboarding, ATV trail tours, water parks, golfing, sleigh rides and guided snowshoe hikes.

Georgian International is not just carving its own path in the real-estate business, which began in 1985. The diverse company’s divisions include Georgian Chevrolet Buick GMC and Air Georgian, which operates as an Air Canada Express partner where it carries upwards of one million passengers annually.

With Toronto home prices continuing to rise and other communities such as Hamilton seeing similar increases, you can imagine why some Ontarians might look at living in pastoral communities such as Georgian Bay or Oro-Medonte. To be closer to nature, and farther from the concrete jungles, can harken us back to a simpler time. And for a company like Georgian International, they want to give people that sense of a home ensconced among mountains, lakes, Christmas tree parks and skating ponds.

And if that isn’t being Canadian at its most grassroots, we don’t know what is.

The Windfall at Blue community is growing with Mountain House coming soon

As Statistics Canada data confirms, baby boomers are heading into retirement and, freed from the yoke of work, many are heading to Ontario’s four-season playground. Attracted to the Blue Mountain/Collingwood area for its natural beauty and world class attractions, buyers have rushed to own the gem at Blue Mountain, aptly named Windfall.

Set at the foot of the Escarpment, Windfall at Blue Mountain is an inspired enclave of detached and semi-detached mountain homes next to Blue Mountain Village. From the visionary developer Georgian International, this 148-acre master-planned community will more authentically represent the concept of resort living than any other in or around Collingwood or Blue Mountain.

The distinctive architecture of the homes at Windfall represents an artful, modern and eco-considerate interpretation of Georgian Bay cabins, cottages and mountain chalets in timeless bungalow, bungalow-with-loft, two-storey detached and semi-detached designs.

A true escape from the ordinary, Windfall at Blue is a place where nature and neighbourhood are in perfect balance. Fully one-third of the land is a nature preserve with wetland preservation areas and other natural features. An extensive trail system will lead through the forest, linking Windfall to its enviable next-door neighbours – Blue Mountain Resort and Village to the west, and the award-winning Scandinave Spa to the east. Blue Mountain’s expansion of the Orchard brings the ski slopes literally to Windfall’s doorstep.

This remarkable community has been popular since launch day and has received numerous prestigious awards. Construction is well underway on its second phase of mountain-inspired singles and semis. Families have moved in and are enjoying their new home in the fabulous setting but a good selection of semis and singles still remain.

MOUNTAIN HOUSE

As the success of Windfall continues, a new chapter is about to unfold with the upcoming launch of Mountain House. Set on over 10 magnificent acres bordering Windfall, Mountain House is an exciting new community of terrace condominiums coming soon. True to the vision of the existing Windfall enclave, the architecture is an artful modern-day interpretation of mountain chalet-style design.

Just 230 mountain suites with contemporary open-concept designs will be offered in one bedroom + den, two bedroom, two bedroom plus loft, and three bedroom options, all with a private terrace. Residents at Mountain House will enjoy their own amenity space that includes both warm and cold pools, an outdoor wood-burning fireplace, a sauna and relaxation room, and more. The first release of only 70 units is anticipated to sell quickly due to high demand.

Georgian International is excited to introduce Mountain House soon and is proud to offer Windfall at Blue Mountain. For nearly three decades, the Georgian brand has been widely recognized for its uncompromising commitment to the highest standards of integrity and quality.
