M2M by Aoyuan International focuses on healthy living in Toronto

When translated, Aoyuan, means “Olympic garden.” Founded in 1996, Aoyuan International‘s trademark philosophy is building healthy lifestyles. As an international developer, with projects in China, Hong Kong, Australia, Vancouver and Toronto, the company’s mission is to integrate residential real estate, with sports and recreational amenities. To date, M2M is the largest master-planned community by this developer in Canada.

M2M is not only a two-minute walk from the Yonge-Finch subway, but it will have underground access to the future Yonge and Cummer subway stop. Replacing an outdated plaza, this infill community will encompass the full 8.6 acres, and will include 1,650 residences, a daycare, a community centre, and more than 180,000 sq. ft. of office and retail space.

Weaving an urban fabric

Recognizing the need for larger, family friendly suites, Aoyuan wanted to create a condo community that appealed to a wide range of buyers. Not only will residents have the use of the 30,000-sq.-ft. community centre, but exclusive outdoor areas will be designated as quiet, or active, zones. These zones will be positioned over a two-level internal courtyard – ideal for reading, mediating or yoga. In addition to the two-storey fitness centre, the rooftop pool will offer spectacular city views. The project also includes a well-equipped work space with a boardroom for private meetings and presentations for those who prefer to work from home.

A public park and a public right-of-way will connect residents and adjacent neighbours with an east-west pedestrian laneway off of Yonge Street, which, in turn, will be connected to a network of smaller scaled streets that wind throughout the M2M community.

Steps from the subway line and 24-hour transit, this Yonge Street location is truly a transportation hub, making it easy for those who have offsite destinations, including work, school and entertainment, as well as all that the city has to offer. Within this all-encompassing environment, M2M residents have access to onsite services, retail and recreational amenities.

Planning and design

Toronto’s Wallman Architects had their work cut out for them, as it was Aoyuan’s mission to integrate M2M with the surrounding community, while giving it a distinctive presence. An eight-storey residential podium will include much-needed shops and services on the western side of Yonge Street. A lower podium, with integrated townhomes, will directly face a park for a more intimate streetscape. Here, townhomes will include front patios and gardens that are in tune with the landscaped park.

On the exterior facade, ceramic materials will be embedded in glass for a translucent, textured appearance. The visually appealing technique, not only helps to maintain privacy, while still allowing for natural light, but it also strategically camouflages those levels that require mechanical equipment.

Working closely with one of Toronto’s top interior architecture and design studios, U31, Aoyuan was adamant about integrating natural elements into modern living spaces. The healthy community concept ensures that maximum natural light is complemented with organic forms and materials for a serene, Zen-style environment.

It takes a village

With more than 300 major residential and commercial properties in China, Australia and Canada, it’s important to the major players that Aoyuan communicates their healthy living and intelligent lifestyle values to the community at large. Part of this includes their direct involvement with local initiatives and sports teams, as well as engaging the public in real-time activities.

More than 600 people came out to the M2M Block Party that was held in a 9,000-sq.-ft. parking lot. Aoyan transformed the lot into a pop-up park and playground, with real grass, cedar trees and a variety of lawn games. Complimentary yoga, Tai Chi and stretch classes were also offered. And like their target market, young families and seniors were able to embrace the healthy living concept.

Aoyuan launches T1 – the highly anticipated south tower at M2M Condos

Aoyuan‘s transformation of Yonge and Finch into a complete live-work-play community is currently underway. The demolition of the former Newtonbrook shopping plaza began in December 2018. The 8.6-acre arterial site will become home to M2M, a fully integrated community that will add five residential towers, 180,000 sq. ft. of new office and retail space, a daycare centre, community centre and new public park to the neighbourhood.

“M2M will become a new destination for Yonge and Finch – a vibrant residential community, with rich retail and office and interconnected greenspaces to support a healthy urban lifestyle,” says Vince Santino, senior vice-president, development (Eastern Canada), Aoyuan Property Holdings (Canada) Ltd.

Following the sold-out success of M2M’s north tower, Aoyuan is bringing the south tower to the market this spring. Located on the southern edge of the new community, steps from Yonge and Finch subway and GO Stations, T1 at M2M will have 36 floors, two penthouse levels.

Carefully thought-out layouts maximize efficiency, with storage needs provided by walk-in closets in select units. Multiple finish options suit diverse personalities and tastes.

Aoyuan International unveils official plans for 8.6-acre Master Plan to Transform Shopping Plaza Site into North York’s First Complete Live-Work-Play Community

Bringing their broad lifestyle intelligence about real estate and the built environment to Toronto, Aoyuan International will transform a dated shopping plaza and parking lot near Yonge and Finch subway into North York’s first true live-work-play community. The Hong-Kong listed developer group is rebuilding the arterial site to become a complete mixed-use community and family-friendly destination for both residents and adjacent neighbours. As Aoyuan’s largest community in Canada to date, M2M‘s master plan includes five new residential condo towers, 180,000 square feet of office and retail, a daycare, community centre and new public park.

It will have everything. You really won’t have to go anywhere far if you live at M2M.”

Phase I of the new development will include 810 residential units, 35,000 square feet of retail commercial space facing Yonge Street and 40,000 square feet of office. A daycare and community centre will be integrated into Phase II. A new east-west active laneway will connect the new public park to Yonge Street, facilitating access and programming for the neighbourhood. A network of smaller scaled streets will wind through the M2M community, connecting residents to the new park and playground, and finer-grade retail.

Planned anchor tenants facing Yonge Street include a new corporate headquarters for Aoyuan, with a signature corner façade to mark their growing presence in Toronto. M2M is located approximately 150 metres from Yonge and Finch subway and GO stations, and will provide underground access to the future Yonge and Cummer subway stop.

As part of Aoyuan’s emphasis on putting healthy living first, there is a large fitness and wellness component to M2M’s amenities. Interconnected green spaces connect a wide range of suites from one-bedrooms to larger townhome units. Third floor condo amenities include a theatre and children’s play area along with a double height yoga lounge and fitness studio that faces an internal courtyard. The ninth floor features a barbecue, party room, and waterfall infinity pool with prime western exposure.

Integrating natural elements with modern living, interior spaces have been thoughtfully designed by one of Toronto’s top interior firms, Union 31. A grand two-storey residential lobby welcomes residents with natural materials infused with a blend of metallics and warm surfaces to create a serene Zen environment. Lobby features include oversized planters reflecting the natural outdoor landscape, a back-lit onyx reception desk, natural stone walls, warm wood ceilings and glamorous accents akin to a lush international hotel-style lobby.

Inside the suites, custom kitchens were designed with high-utility in mind and includes fully integrated appliances. Carefully thoughtout kitchens maximize efficiency, with storage needs provided by walk-in closets in select units. Multiple finish options suit diverse personalities and tastes.
