Condo Life: What is the outlook for the new home industry in 2020?

Marotta: We’re very optimistic, as national averages increase together with market demand and population growth, especially as employment opportunities increase. We see growth in the outer cores of Toronto, namely Mississauga, Vaughan and Scarborough, as price surges in Toronto make it unaffordable for some to own. We see an increase in lower density housing, as condo prices continue to increase, making a townhouse, semi or detached in some municipalities more affordable and desirable to own.

CL: And for Solmar?

Marotta: We have almost 1,000 units across two highrise projects hitting the market this spring – Oro at Edge Towers in Mississauga, and our final tower at Park Avenue in Vaughan. The first two towers at each of these projects are sold out, so these new towers at each project are the final ones. We’re planning new mixed lowrise density developments for 2021 and into 2024 in various areas across the GTA, including Niagara on the Lake, Caledon and Erin – all of them master- planned communities.

CL: What is your company doing to address the issues facing the homebuilding industry – namely, affordability and new home supply?

Marotta: We are building in various parts of the GTA and surrounding areas, which allows us to plan and build various types of housing at various price points. Master-planned communities are in preliminary stages in Caledon and Erin, which sees us building mixed lowrise, together with employment lands which will continue to attract new homebuyers. Some of our other lands within the GTA will be designated highrise density, as we foresee this continuing to be a growing market.

It will be interesting to see how the First-Time Buyer Incentive program impacts the market, as most properties in the GTA cost more than $525,000 and with a minimum required income of $120,000, I’m not sure if these homebuyers can afford to carry the property, even with the assisted down payment of 10 per cent. It would require a lot of lifestyle changes that perhaps most people are not willing to make. Increasing the RRSP withdrawal cap to $35,000 is a great incentive for first-time homebuyers, as down payment is an issue even if qualifying for a mortgage isn’t.

Solmar will continue to promote homeownership, as it remains a stable investment opportunity for all and gives great sense of pride.

CL: What more could the industry do to address these issues?

Marotta: It’s difficult because there are a lot of regulatory costs, increased development levies and other costs that are not unique to us as a developer and builder. The end consumer will ultimately be affected by growing end costs, and this results in increased prices across all housing types, regardless if they’re high- or lowrise.

At Solmar, we try to be as efficient as possible during the planning stages of development, but we are all at the mercy of regulatory and political authorities. As an industry, we also need to look at providing more product that is more “affordable” to encourage homeownership across all sectors. This would push development out of the city core, so municipalities need to focus on infrastructure and transit to allow for this expansion, which in turn could allow for growth of more affordable product.

CL: What should prospective new-home buyers know about your company for 2020?

Marotta: Oro, the third and final tower at Edge Towers in Mississauga, is set to open in early spring, with pre-registration now open. It will rise to 50 storeys and have 630 residential units. Indoor and outdoor amenity space stretches over two floors with views over the city. A mix of one bedroom, one plus den, two- and three-bedroom suites are available, including three luxury penthouses across the top floor. It is the only new project that borders the future LRT transit line.

The third and final tower at Park Avenue in Vaughan is slated to open this spring, with more than 24 floors and about 250 suites, located in a prime area of Vaughan surrounded by a park setting. It is a luxury condo project with a similar mix of suites as Oro at Edge.

Bellaria Phase 2 in Vaughan will be an exciting project, following in the footsteps of Bellaria Phase 1, which was the first highrise condominium project in Vaughan, with four towers. We are in design stage and plan for launch in 2021.

CL: Why should prospective new-home buyers consider buying from your company in 2020?

Marotta: Solmar homeowners have seen healthy increases in overall value, which has them purchasing from us again and again. This is based on the location of our communities, proximity to transit, design and quality of their home, our continued in excellence with Tarion Warranty Corp. and referrals from past Solmar homeowners. Our reputation with the industry and consumers alike is very important, and we have worked very hard over the past 30 years to attain it and cherish it!

Mississauga is standing out from the crowd

Mississauga has always been a city of noteworthy accomplishments, from its inception as a city in 1974 combining the former townships of Lakeview, Cooksville, Lorne Park, Clarkson, Erindale, Sheridan, Dixie, Meadowvale Village, Malton, Port Credit and Streetsville; to being home to Canada’s longest-serving mayor, Hazel McCallion, from 1978 to 2014.

And now, literally at the time of writing, the City was hosting a Town Hall on seeking independence from the Region of Peel.

You might expect such a track record of ambition from one of the most populous – and fastest-growing – municipalities in Canada.

Covering a huge swath of land – 288 square kms, 13 km of which front Lake Ontario – Mississauga comprises many distinct neighbourhoods and communities. The former town of Port Credit, for example, once a sleepy little industrial locale, home to the iconic – and smelly – St. Lawrence Starch Co. plant from 1890 to 1990, today is a much sought-after residential area, thanks to its prized waterfront location.

Local histories

Many of these areas host annual festivals that pay respect to local histories. Streetsville, for example, holds its annual Bread and Honey Festival, paying homage to the area’s roots a mill town. And Port Credit’s Mississauga Waterfront Festival and the Southside Shuffle blues and jazz festival display everything that community has to offer.

With McCallion running the show over 12 consecutive terms, until she stepped aside and Bonnie Crombie won the election in 2014, Mississauga was known as a city of growth. McCallion consistently boasted she oversaw among the lowest taxes in Canada and made it easy for companies to do business there. Today, the area is home to more than 60 Fortune 500 companies, including Laura Secord Chocolates, Honeywell Aerospace, Walmart Canada and Kellogg’s Canada.

Succession

As for seeking its independence from Peel, Crombie’s office points to the following as motivation:

Population: Mississauga has the population to warrant becoming an independent city similar to other large municipalities such as Toronto, Hamilton and Ottawa.

Stability: Mississauga is fiscally strong, has strong resident support and has the necessary capacity and experience to operate as an independent city.

Municipal service: A number of duplications, barriers and complexities in municipal service delivery could be eliminated if Mississauga became an independent city.

Future city building: As an independent City, Mississauga would have full autonomy to focus on City initiatives related to its future growth and development.

Cost: Mississauga pays 60 per cent of the overall property tax levy, yet owns only 29 per cent of regional roads.

Getting around Mississauga is, well, you are travelling over a vast area, and traffic these days… But Hwys 401, 403, 410 and the QEW all run for stretches through the city, and there’s no shortage of GO Transit and Mississauga MiWay Transit options.

For sports and recreation, again Mississauga is blessed with numerous recreational winter and summer sports leagues with decades of local history. Using the Streetsville example again, the Vic Johnston Community Centre dates back to 1961, and sits adjacent to Memorial Park and the Credit River.

And, following the Credit River down to well, Port Credit, Memorial Arena is another beautiful old barn, sitting adjacent to Memorial Park and facing Lake Ontario. The park itself serves as host location for some of the area’s largest festivals.

Then there’s the Paramount Fine Foods Centre (formerly Hershey Centre), where the Ontario Hockey League’s Mississauga Steelheads play, and which also is home to a number of community rinks.

Mississauga Mayor Bonnie Crombie joined the Solmar team at the ground-breaking ceremony last month. She spoke about Mississauga being the third largest city in Ontario and used her latest catch phrase, “Mississauga means jobs” when speaking to the attendees at the event.

The Mayor spoke about the importance of creating new jobs, attracting opportunity for new and existing Mississauga residents that will lead to prosperity. “Last year alone,” she said, “the City of Mississauga was directly involved in the creation of up to 4,500 new jobs. A future driver of Mississauga business’ success is the new Hurontario Light Rail Transit (LRT) that will be located right next to Edge Towers. More than 3,800 businesses and 78,000 jobs currently rely on this line today, and those numbers are expected to grow to one quarter of all employment in Mississauga, or nearly 130,000 jobs, in the future.”

Today, an important component defining the value of new condominium locations is the proximity to public transit. Since Edge Towers is also located just steps from the Cooksville GO station, commuters will have convenient access to both local amenities with the LRT and anywhere on the Metrolinx GO train system, including Union Station and the airport.

After the successful sale of the first of three Towers near Burnhamthorpe and Hurontario in Mississauga, sales have officially begun for Edge T2. Due to overwhelming demand, Solmar has now released more suites for sale on both higher and lower floors.

Available suites at Edge T2 range from 492 to over 1,400 square feet. Sales were fuelled by an amazing incentive program which included: free parking, free locker, free assignment; low lot levy cap, the ability to rent during occupancy, and a 15 per cent initial deposit spread out over 18 months.

Location was also a major contributor to the successful sales of the first batch of suites at Edge T2. According to the City, the major area for population growth in Mississauga over the next few years, by far, will be in the downtown core, surrounding Square One.

The guest speaker at the Edge T2 Grand Opening was Mayor Bonnie Crombie, and she spoke about the new LRT that will be running right in front of Edge Towers, and will connect all of Peel, from north to south, with over 20 kilometres of rapid, reliable transit.
