Congratulations. You just bought a home from a builder off a plan. Before you close, you may want to take advantage of an opportunity most people fail to consider. If you have any future plans to finish what would otherwise be a standard roughed-in basement, it’s time for you to draw up a plan of your own.

So, what does that plan look like? Think it through. How many kids do you presently have? How many more will you have? Will you need a nanny suite? Will the basement serve as a rental property or an office? How conducive is the home to building a walkout or grading for enlargement of windows? These are some good questions to ask yourself well before the house is built.

It’s the perfect time to determine aspects such as the ceiling height, potential layout options, where your windows go, the placement of the furnace or plumbing rough-ins, type of floor, custom finishes and more. If you talk to a basement renovator to explore your design, scope and costs, you can have a basement build that uniquely reflects your needs.

Let’s look at some advantages

It’s cost effective. Build from scratch and save money by doing this at the plan stage, not when you’re settled in the house. Add the cost to your mortgage. Some contractors also offer financing.

Enjoy your basement from day one. Why have a roughed-in space sit there unused when you can reap the lifestyle advantages of a custom-finished basement, not a cookie-cutter version? Your kids will thank you.

Avoid living through a renovation. Why suffer through the disruption of dust, noise and upheaval while you and your family are living in the home? Move in when it’s perfect. Even if you have to delay your move by a few weeks (which your contractor can help you with) it’s worth it.

Finally, another thing to consider is how much more house you can buy if you finish your basement to generate income as a rental property. Many basements in southern Ontario can rent for upwards of $1,500 a month to offset as much as $300,000 of your mortgage. That’s attractive math.

It all starts with a reputable contractor

Find a contractor that specializes in basements and has an established process for new builds. Get a credible referral. There’s never a need to go through the multiple quotes process as that only becomes about price. Quality, trust and track record are the true measures of whom you should consider. A contractor can even work off a sales brochure floorplan and possibly even visit the site before closing.

Once you have an idea of what you want and what you can afford, talk to your builder.

Get the basement you want, not the scaled-down, unfinished one you’re given. It’s smart from a financial and a lifestyle sense.

If you think about it, your new house isn’t finished until your basement is.

The Interactive Abode is shaking up the construction industry by coaching new home and condo developers on how to merge technology into their colour selection process.

Over the last five years, there has been a trend in incorporating software into the sales centre when shopping for your dream home, but that process was lacking when it came to the design studio. But now The Interactive Abode’s Online Design Studio software — paired with industry design trends and sales insights — gives developers and homeowners a unique experience when making colour selections.

The Online Design Studio was created for new home and condo developers to revolutionize their colour appointment process. The Interactive Abode (TIA) takes the pen and paper process and turns it into an interactive, online and visual experience for the developer and purchaser. Photo-realistic renderings take the guesswork out of deciding between standard or upgraded options. Buyers are also able to visualize how a colour selection or upgrade will look in their specific unit and learn more about the materials they are picking from the comfort of their home.

Nowadays, you can virtually design, customize and purchase a vehicle online; you can select the brand, model, interior, exterior and more. This is all done while being able to complete the transaction online. Popular HGTV shows such as Fixer Upper and Property Brothers have proven that this technology is influential and available.

So, we asked ourselves, ‘Why isn’t this available for new home buyers?’ The reason it had never been done before is that the colour selection process is complicated. If a condo building has 300 units with 30 model types and 100 selection options, the mechanics behind developing a beneficial software would be challenging. The technology must be built with these rules and exceptions included, but must also maintain a user-friendly and aesthetically pleasing front end. With this in mind, and a lot of hard work, TIA successfully developed the Online Design Studio.

The Online Design Studio serves both types of buyers: people who want to touch and see the materials, as well as people who do not want to have to come into the design centre at all. Buyers also have more time to decide on their selections without the pressure of a decor consultant — just like the stars of HGTV.

The Online Design Studio can be used across all residential building types, from highrise condominium projects with three standard design packages to lowrise homes with 50 backsplash options. Allowing buyers to conduct their research at home shortens the amount of time spent at design centres, or even eliminates the need for an appointment altogether. Interior designers can view a client’s saved selections before their appointment even begins to provide a more personalized experience. End users truly benefit from this process because they can revisit their selections online at a later date and feel confident about the choices they made during their custom appointment.

Alternatively, purchasers have the option of completing their colour selection at home or across the globe. Once the purchaser has made their selections, they can electronically sign the documents and pay for their upgrades online. This is a huge benefit for investors who live elsewhere or who simply do not have the time to visit a design centre in person.

A few rolls of wallpaper can transform and define a space in dramatic and luxurious ways.

The windows and walls in your home are not just a structural entity but, in fact, are a blank canvas for you to become inspired and create something impactful and dynamic. The fabric and wall coverings we are seeing today are not only inspirational but exciting. From bold geometrics to vintage floral, beautiful opulent metallic finishes, to the rustic vibe of reclaimed brick and wood, we just can’t get enough of the design power of fabric and wallpaper.

Both fabric and wallpaper can make a huge impact in any space. A few rolls of wallpaper can transform and define a space in dramatic and luxurious ways, far beyond that of just paint. Whether your room is large or small, wallpaper and fabric can instantly set a style, make a bold statement or add character and personality to an otherwise basic design. It can change a vastly spacious room by making it feel more intimate and cozy, just the same way a bold and busy pattern can transform a small room in your home to a charming and dynamic space.

Wall coverings can address a blank wall in your home. However, many condo dwellers today have a greater amount of windows than walls; the view and light is fantastic but it can also be challenging. With the volume of windows some of my clients have in their condos, window treatments can become a costly venture. When looking to add some type of window coverings to your home, why not consider a combination of blinds and sheers? Motorized blinds are an easy option for condo dwellers, providing privacy and sun control. However, blinds alone can sometimes seem unfinished. With the addition of sheers this can become an attractive option. Much like wallpaper, sheer fabrics have come a long way in recent years. These are not the sheers you may remember from your childhood. Instead the sheer fabric options available today are exciting, colourful, incredibly patterned and textured — just the perfect thing to frame out your vista.

HERE ARE A FEW TIPS TO GET YOU STARTED:

  • Look to create a stylish focal point in your room by wallpapering a single wall
  • Don’t be afraid of using large-scaled patterns in smaller spaces
  • Wallpapers are also available in peel and stick, making installation easier and often these papers are reusable, a great option for renters

As space is often at a premium in condos, one style that I like to suggest when designing for my clients is the ripple-fold drapery header. Ripple-fold is a simple, understated design for drapery. It has clean lines and the ability to highlight many large bold fabric patterns, but is exceedingly more elegant and custom looking in your living space than a basic grommet drapery header. A treatment such as ripple-fold, in combination with blinds, will complement your windows beautifully while also affording a tight, space saving stack-back of your drapery panels when not in use.

This style of drapery is best constructed using a fabric that has a great hang. Alendel Fabrics not only has a large selection of fabrics just perfect for this sort of window treatment, this season they have also launched a new line of wall coverings.
