What’s old is new again at the one-of-a-kind loft conversion project – The Harbour Club in Port Dalhousie. An iconic building, which was once a factory throughout the 1900s, is being transformed into condo lofts.

Historical delineation

As part of the fabric of this community, this out-dated structure will be given new life. It once housed the Maple Leaf Rubber Co., until Lincoln Fabrics assumed ownership in 1955 and operated until 2017. “There is an undeniable mystique within these heritage walls that is about to be unveiled at last,” says Sheldon D. Rosen, president, Port Dalhousie Harbour Club. “From the moment you walk into the grand entrance, residents will be greeted by a concierge in a beautiful, bright lobby, where the decor is reflective of the boating lifestyle, featuring sail cloth ceilings that offer a contemporary club-like atmosphere, steeped in nautical tradition.”

New interiors will capture the traditional elegance of the century-old building. “Artisans will restore the high ceilings and arched windows, and the thick, brick walls will be brought back to life,” says Rosen.

Moving on up

Located in a new nine-storey building, will be the Harbour Estates Penthouse Collection. Units here, will be crafted as an expression of elegance and refined aesthetics. Generous designs are appreciated by those who are looking to downsize – but not too much. A three-bedrom, plus den, unit spans 2,300 square feet, and includes a 1,237-square-foot terrace.

These incredible two-storey penthouses will provide an open-concept feel, with the main living and entertainment areas situated on the lower level, and the bedrooms on the second floor. Soaring ceilings, dramatic spaces and marvellous panoramic water views are just some of the features. The penthouse collection will range in size from 1,100 to 2,400 square feet, with the option to expand even bigger. “The seasoned design team made each of the lofty penthouses feel like a fine estate home,” says Carmen Campagnaro of Valour Capital/Pro Funds Mortgages in Burlington.

All residents of The Harbour Club will have exclusive access to a lavish lounge with a fireplace and a large-screen TV, as well as a private dining room. Club members will have the opportunity to purchase individual boat slips, which allows them to sail right up to their residences.

As part of the master plan for mixed-use space, there will be seven ground level live/works lofts. Dedicated professional and commercial units front Lakeport Road, but the high-ceilinged residential portion of the suites will face the water.

The average size of most units is 1,200 square feet, and prices range from $500,000 up to two million.

Luxurious condo living in St. Catharines

A new level of luxury is being introduced to St. Catharines. In this already diversified market, award-winning local builder Pinewood Niagara Builders, is developing a high-end, master-planned community that is sure to impress the most discerning buyer.

Tastefully designed homes with an European flair, will be augmented with Frenchstyled architectural detailing. Single-level, mid-rise condos are priced from $661,466, two-storey units from $877,888 and custom condos from $838,888. Bungalow layouts start at $760,888. Arbour Vale is currently 40 per cent sold. “We’ve had a lot of interest so far, which is a good sign that St. Catharines is ready for, and excited about, this kind of lifestyle,” says Loforti-Lepp.
