A tale of two midtowns has been a success story for leading condo builder Plaza

Both Plaza Midtown in the Yonge and Eglinton neighbourhood of Toronto and Mississauga Square in Mississauga have been resounding hits with buyers who appreciate the advantages of midtown living.

While one in is a major urban metropolis and the other in a bustling western suburb, what both projects share are transit-oriented locations, a wealth of amenities and designs in tune with the market.

Plaza Midtown, in the Yonge and Eglinton neighbourhood, was an immediate success when it launched earlier this year. Almost 80 per cent of its 549 units are sold, with construction slated to start in early 2018. The project between Holly Street and Dunfield Avenue will have two towers, 34 and 27 storeys, and eight townhomes in what’s becoming Toronto’s most sought-after neighbourhood.

Yonge-Eglinton is highly walkable (with a near perfect WalkScore of 98) and provides easy access to the subway and the new Crosstown LRT line. The neighbourhood is home to numerous shops, restaurants, offices, schools and parks so everything residents need or want is close to home.

Plaza has found that its generously designed two-bedroom suites have struck a chord with buyers and those plans are included at Plaza Midtown, along with one-bedroom plus den and three-bedroom units. Many of the two-bedroom plans (710 to 740 square feet) are on corners or in wide-shallow configurations and the three-bedroom suites are 825 to 900 square feet in size.

In a neighbourhood where a semi-detached home in need of extensive updating is priced at $1.2 million or more, Plaza Midtown’s spacious suites present an attractive and more affordable option for many buyers.

At this point only a limited number of suites are still available with one-bedroom plus dens from $575,000, two-bedrooms from $705,000 and three-bedroom suites from $850,000.

“We have buyers who are purchasing two and three-bedroom suites, anticipating future family living, as well as a lot of 50-yearolds buying for the purpose of moving there, knowing they’ll need space,” says Scott McLellan, senior vice president at Plaza. “Empty nesters want space for the grandkids to stay.”

A prime midtown location also defines Plaza’s Mississauga Square at Hurontario Street and Eglinton Avenue. It will be on the new Metrolinx LRT line, to run 20 kilometres from Port Credit to Brampton with 22 stops. In the first few days of its launch in early 2017, more than 300 of its 402 units (including 19 townhouses) sold, proving that location and price continue to be a winning combination.

“The new transit hub is near our site and you can be to Brampton in minutes or to the GO Station at the lakeshore in eight to 10 minutes,” says McLellan. “We are getting buyers from all over, but a lot are from Brampton, as well as some who grew up in Mississauga but have jobs in Toronto. They are suburban west end people, it’s their home and they don’t want to be anywhere else.”

The LRT will provide service GO Transit and MiWay bus terminals, as well as Square One shopping mall and the Hazel McCallion campus of Sheridan College. Highways 401, 407 and 403 are within a three-minute drive of Mississauga Square, making it easy to commute anywhere in the GTA or beyond.

The Square One shopping mall is within minutes’ drive, though within the immediate vicinity of Mississauga Square are coffee shops, pubs, restaurants, banks, a drug store and big box stores, as well as independent small and medium-sized businesses.

Mississauga Square buyers can expect their units to have good appreciation as the neighbourhood is designated as a key growth area and is undergoing redevelopment. Suites include one-bedroom units from 484 square feet in size and priced at $325,000 to 541 square feet at $335,000. Plaza’s popular two-bedroom suites are offered in Mississauga, ranging from from 634 to 749 square feet in size and priced from $420,000 to $495,000.

Condo amenities include outdoor pool, barbecue and lounge area, while inside is a fitness room, pool, party room and lounge. Buyers will appreciate the high quality standard features such as window coverings, Whirlpool appliances, laminate flooring and granite countertops.

Plaza continues its winning streak, whether in the 416 or 905

Whether it’s in downtown Toronto or 905 hotspots Mississauga or Vaughan, Plaza continues its winning streak for creating sought-after new condo addresses in the best locations.

Plaza has just launched Mississauga Square at Hurontario Street and Eglinton Avenue, one of that city’s hottest up-and-coming locations, to early success, selling in excess of 300 units in the first few days. There were 402 units, including 19 townhouses, available.

In March, it launched the highly anticipated Plaza Midtown Condos in Toronto’s popular Yonge-Eglinton neighbourhood. The condos in 34 and 27-storey towers, along with eight townhomes, between Holly Street and Dunfield Avenue, is now over 80% sold with construction commencing in the near future. Plaza Midtown is located just steps to the subway and the new Crosstown LRT and is in the midst of shops, restaurants, offices, schools and parks in a highly walkable neighbourhood.

And construction has started on The Met, Plaza’s first 905 project that sold out soon after it was launched in 2016. The highrise tower is in the heart of the new Vaughan Metropolitan Centre (VMC), a visionary live-work-play master-planned community that will form a new downtown for the suburban municipality. The VMC and The Met will be served by the Toronto-York Spadina Subway Extension, due to open later this year.

What all three projects share are proximity to good public transit. “There is demand for product on subway lines, but the interesting thing about Mississauga is that its LRT is approved and funded and it is part of the SmartTrack GTA transit plan,” explains McLellan. “It will run 20 kilometres from Brampton to Port Credit. It will run by our building and will be ready soon after Mississauga Square is completed. Being on a good transit line is a big driver for our projects.”

Plaza has maintained its market edge by choosing the best, transit- oriented locations, responding to market need, and providing excellent customer service. At The Met, Plaza Midtown and Mississauga Square, Plaza responded to what it saw as a gap in the market and offered large two-bedroom suites, which have been a big hit with buyers and the first to sell at the recent projects.

Plaza’s success seems destined to continue with projects it will launch over the next couple of years, given the desirability of their locations.

“The future is certainly bright as far as location goes,” says McLellan. “The brokerage community is excited and has stayed loyal to our product as they understand our locations are among the best of any developer’s.”

Coming soon will be 170 Spadina, a building that could prove to be one of the hottest addresses in the city, steps from hip Queen Street West and the Fashion District. It will be close to the Queen and Spadina streetcars and within walking distance of the Osgoode subway station.

Planned for launch next year is a 400-unit project at Yonge St. and Drewry Avenue in North York that’s an easy walk to the Finch subway station and close to stores, restaurants, pubs and entertainment venues. Within the next two years, watch for new Plaza projects at Yonge and Wellesley, the Theatre District Residence at Widmer and Adelaide and a new condo at the Mountain Equipment Coop site at 400 King Street West.

Plaza has also set its sights west of the downtown with a project planned for Bloor and Jane Streets. “This one is exciting and it’s a different kind of market,” says McLellan. “I think we are going to see a lot of move-down buyers there. It’s almost considered South Etobicoke and is in the Humber View, South Kingsway area. There will certainly be demand from empty nesters who want to downsize from large homes in the area, but I also see young professionals making a buying decision here as it will be metres from the Jane Street station and there will be a significant retail component along Bloor, keeping with the tradition of Old Bloor Village, with shops you can walk to.”

McLellan is optimistic about the future of the current and future GTA condo market: “The affordability factor of condos is going to continue to drive the market and it’s still going to be strong.”

Plaza also invited residents of two high-end rental buildings in the neighbourhood to a special event to inform them about the buying opportunities available.

Yonge-Eglinton provides easy access to the subway and the new Crosstown LRT line … not to mention an impressive array of shops, restaurants, offices, schools and parks. Plaza knows from feedback gathered from its buyers that subway access is a priority for them, along with the advantages that come with living in walkable neighbourhoods.

Plaza keeps closely in tune with market trends and has demonstrated its ability to be ahead of the curve.

“One thing we’ve seen in the last two projects is that large suites are selling and that’s refreshing,” says McLellan. Plaza’s generously designed two-bedroom suites were an immediate hit with buyers and those plans will be offered at Plaza Midtown, along with one bedroom- plus-den and three-bedroom units. Many of the two-bedroom plans (710 to 740 square feet) are on corners or in wide-shallow configurations and the three-bedroom suites are a spacious 825 to 900 square feet in size. The townhouses offer an option for those that need even more space.

“When you take a look at the Yonge-Eglinton neighbourhood, a semi-detached home that needs renovating is priced at more than $1.2 million,” says McLellan. “Or you can buy a brand new 825-square-foot new condo for $660,000.

“Affordable ownership of a single family home is becoming more and more challenging,” he adds. “It’s going to continue to be a driver of the condo market. In fact, 99 per cent of all new construction in the 416 is condos.”

At two Plaza projects currently being occupied, Musée at Adelaide and Bathurst, and Epic between Queen and Lisgard across from the Drake Hotel, most buyers have been end users, not investors, which speaks volumes about the shift to condos because of affordability, says McLellan.

Two more Plaza projects coming later to market this year or early next continue the company’s mandate to deliver buildings in Toronto’s most sought-after neighbourhoods. One is a 12-storey mid-rise building with approximately 200 units at 170 Spadina, just north of Queen St., at the crux of the hip and happening Entertainment and Fashion Districts. The other will be another mid-rise building near Jane and Bloor, in vibrant Bloor West Village with its lively mix of shops, eateries and services. What these projects have in common is accessibility to transit and high Walk Scores.
