Lake Suites at Lakeside

Dan Menchions, Partner, II by IV Design

What influences are we seeing today with regard to amenity spaces in new condos?

In the current market, expectations are so much higher than what they use to be. People want authenticity and quality. We have also seen a considerable trend that is giving more emphasis on incorporating hospitality features into condominium interiors. For example, at Lakeside, we focused on creating interior spaces with comforts and qualities reminiscent of a boutique hotel. The lobby warmly welcomes all residents; the party room is complete with dining, kitchenette, lounge, fireplace, a games area and access to exterior amenities; the theatre and lounge spaces are designed with a bar and island; and the fitness room and yoga/personal training studio offer a luxurious retreat from the comfort of your own home.

You describe II by IV Design as “experts at interpreting current and emerging consumer behaviours, attitudes and expectations.” What exactly are you hearing and seeing?

We are always researching new design trends and travelling the world to be inspired. There is always innovation happening, and our job is to identify the best option for a particular project. We don’t have a signature style and we really work hard to understand each of our projects in depth, and offer unique design solutions best suited for the client’s needs.

At Lakeside, for example, the aesthetic feels modern, but with classic detailing, which will uphold their style and remain visually significant for many years.

What are the key features at Lakeside, and what kind of spaces have you designed?

Lakeside is a highrise community in quite a significant location in the city, south of the Gardiner, across from Sugar Beach, steps from Lake Ontario. It’s a key project for the emerging East Bayfront neighbourhood that is poised to become a key live/ work/play district in downtown Toronto. It will offer a mix of sustainable residential communities, state-of-the-art workplaces and renewed connections to the water and parklands, creating tranquility in a busy city. Everyone – people of all different ages and stages, including families – will want to live here. The area is also being planned to become a true extension of the downtown core.

At Lakeside, we designed the interior spaces for the third building, Lake Suites, which sits at the most southern portion of the site and is the residence closest to the water.

How is Lake Suites’ unique location reflected in the amenity spaces?

Tying into the recreational culture of the waterfront, outdoor condo amenities include a rooftop putting green, outdoor dining and barbecue spaces, as well as a fireside lounge with picturesque views of Lake Ontario.

The rooftop putting green is very different and unique for downtown living. Being so close to the water, it provides an opportunity for residents to enjoy an outdoor recreational culture on the waterfront from the comfort of their own home. Residents will also have access to a rooftop swimming pool on the podium of the adjacent Park and Sky building, as part of the masterplanned development.

Lobby interiors are inspired by the surrounding waterscape, with colours such as warm woods, cool blues and accents of grey. Light wood panelling is contrasted by dark, full height custom doors and hardware. Other features include integrated millwork and bespoke lighting, as well as an art program inspired by the waterfront. The contemporary appeal of the lobby extends through the design of all amenity spaces and residential suites.

United Building

United Building is an innovative mixed-use design that continues evolution of University Avenue

The United Building is coming soon, and the mixed-use development is already garnering substantial interest. Registrations are pouring in from people interested in the rare opportunity to live, as well as work, play and shop on Toronto’s University Avenue. Situated at 481 University, Davpart Inc.‘s complex will feature condominium residences atop two of the existing historic commercial/office/retail buildings that were part of the Maclean Publishing Company/Maclean Hunter company operations for decades. This architectural mélange of the old and the new will be the tallest architectural heritage retention development in North America.

The United Building follows a North American trend of combining residential space on a thoroughfare that has been primarily institutional in the past. It will retain commercial office and retail space in the restored heritage structure up to the 10th floor, from which a new 44-storey residence will rise. The interiors will be removed to make space for parking and retail floors below grade.

Davpart’s design team includes B+H Architects and heritage consultant ERA Architects, which are going to extreme lengths to preserve the exteriors of the buildings constructed in 1928 and 1961. Reflecting the classic yet contemporary flair of the exterior, Tomas Pearce Interior Design Consulting Inc. has designed the residential amenities, including a luxurious lobby featuring 24/7 concierge service, a pool with a fireplace, an indoor/outdoor pool deck with sun loungers, and a fitness centre, sauna and rain room overlooking the courtyard. The United Building’s sports lounge will offer billiards, a video gaming lounge, bocce court and golf simulator. Rounding out the amenities are an all-season reflecting pool with warming pavilions and seating, a tranquil Zen garden and a party room, fireplace lounge and barbecue dining on the terrace.

Residents of The United Building will live within walking distance of shops, cafes, hospitals, parks, eclectic restaurants, nightlife, Nathan Phillips Square, Toronto City Hall, Art Gallery of Ontario, Grange Park, Chinatown, Ryerson University, University of Toronto, the Four Seasons Centre for the Performing Arts, Eaton Centre and the Financial District. The United Building will also include direct access from inside to St. Patrick’s TTC station. In addition, the subway and the 505 streetcar are at the doorstep.

Purchasers will be able to select from studio to one-, two- and three-bedroom designs, some with a den, flex or media room, and some two-storey plans. The open suite layouts feature large windows and spacious balconies, as well as chef-inspired kitchens and top-quality appointments.

The United Building is rare on the Toronto residential landscape. Registrations are now being taken. For further information or to register, visit the website.

The Humber Condos

At The Humber Condos friends become neighbours

At The Humber Condos friends become neighbours

Sometimes a conversation over drinks can be life-altering, be it kindling for a relationship or the spark for a business idea. For high school friends Cassie MacKenzie and Shannon McCauley, a casual chat over beers led to them both becoming homeowners – and future neighbours.

Transplants from Guelph, the women, both 32, had been living in and working in Toronto for years, Cassie at a financial institution and Shannon in the non-profit sector. They also had pretty much given up on the idea of purchasing a home in the city. Shannon had been looking outside of the GTA because she didn’t know if she could afford to stay in Toronto given the prices of rental, and Cassie had “stopped even thinking about buying because it just got so insane.” Instead, she was holding on dearly to her affordable apartment, a veritable unicorn in the city’s rental landscape.

One day, a colleague mentioned to Shannon that she should consider buying. “I laughed at them because it was totally out of reach – or so I thought,” she says. That colleague lives in an Options for Homes building, and she explained that the non-profit developer helps make homeownership more attainable by offering purchasers a down payment loan of up to 15 per cent of a home’s purchase price.

For first-time buyers, the support could be as much as 24 per cent. Shannon had enough saved for the required five per cent downpayment and decided to take the plunge and purchased a one-bedroom at The Humber, Options’ upcoming development at Lawrence Ave. W. and Weston Rd. Then came the beers.

Childhood friends Shannon MacCauley and Cassie MacKenzie have reached a significant milestone together at The Humber: homeownership.
Childhood friends Shannon MacCauley and Cassie MacKenzie have reached a significant milestone together at The Humber: homeownership.

Cassie, with her manageable rental, caught a glimpse of how unreasonable rent could be when she and her boyfriend looked for a larger place. “The thought of paying that amount of money in rent just sort of hit me in a way that it hadn’t before,” she says. “When Shannon told me about buying with Options and I saw that the price would be like rent but in a mortgage, and the five per cent was something that I had, it felt possible. I had no idea it was something I could do.

Both women marvel that they were able to purchase a home on their own, without help from parents or partners. “I have a lot of pride about being able to own a home. It’s really exciting,” Cassie says.

For Shannon, she was surprised by the wave of emotion that hit her when she signed her purchase agreement. “I never thought the idea of owning something would matter that much to me. But it felt so powerful. After I signed, I was quite moved. I asked, ‘Do people cry at these things?’ and my realtor was like, ‘Why do you think this box of tissues is here?'”

Shannon and Cassie are looking forward to their new home with a new pace of life Weston Village. “I’m getting a little tired of the core of Toronto but I didn’t want the commuter lifestyle,” says Cassie. For Shannon, who’s lived in The Junction for the last 10 years says she’s eager to be a part of the renewal of Weston. “I moved into The Junction when it was up and coming so I like that feel of the community building.”

They’re also keen to become neighbours and sharing this life milestone together. Though they were careful not to get too cosy. “We’re two floors apart, so we’re close,” says Shannon. “But not too close!”

The Humber by Options For Homes

The Humber is an upcoming condo community from Options For Homes

Latest News

The Humber is an upcoming condo community from Options For Homes

Rare is the opportunity to live next to unbridled nature while having easy access to the urban vitality of downtown Toronto. The Humber is an upcoming condo community that offers just that – and a down payment boost that makes homeownership more accessible for everyone.

Nestled on the banks of the Humber River at Lawrence Ave. W. and Weston Rd., The Humber is a riverside oasis in Weston Village, one of Toronto’s up-and-coming neighbourhoods. With 13-km of lush parkland trails at its door and uninterrupted, Instagram-worthy southwest views on the river’s bend that will never be obstructed, this 232-unit, 22-storey condo is an outdoor enthusiast’s dream.

Meanwhile, it’s located a mere three-minute walk from the Weston UP Express stop and is only a quick 15-minute zip to Union Station or 12 minutes to Pearson, putting all the city has to offer within easy reach, making The Humber’s location the best of both worlds.

With The Humber, which is developed by Options for Homes and built by Deltera (part of the Tridel Group of Companies), you can be assured of high-quality condos at more affordable prices. It’s something that Options has been doing for 25 years (including the first three buildings in The Distillery District and a development in The Junction). Prices are kept as low as possible by forgoing costly amenities such as pools, while investing in beautiful common spaces and environmental features such as solar panels. This helps keep maintenance fees low and stable, which are a city-low of $0.49 per sq. ft. Options also brings homeownership within reach with its down payment boost of up to 24 per cent for families making their first purchase, and requiring only 5 per cent total down payment.

“We’re able to help families who can afford the carrying costs of homeownership by giving them an extra down payment boost,” says Options for Homes Director of Sales and Marketing Mary Pattison. “That’s often all someone needs to become a homeowner.”

Because Options sells only to homeowners and not to investors, life at The Humber is ideally suited for families and those who value community. Sheena McDonald, who along with her husband purchased a three-bedroom suite at The Humber, says this focus on building community was an important factor in their decision to buy. “I feel like it’s rare. We have a number of friends who live at Heintzman (in The Junction) and I’ve learned through them that that sense of community actually does exist in Options developments,” she says. “It seems like it’s not your typical condo situation in Toronto.”

With a large percentage of two- and three-bedroom suites, The Humber is designed to suit the needs of families of all sizes. It’s also pet-friendly, as homeowners are able to own up to two pets, and its smokeless policy – which permits only vaping of tobacco or cannabis in the building, including private homes – mitigates the negative impacts of smoking for all of The Humber’s residents.

Speaking of community, The Humber is set amid a neighbourhood bustling with urban renewal. Weston already boasts renowned community events and amenities such as the Weston Farmers’ Market (the city’s oldest), its own Santa Claus parade, Weston Lions Park and Arena, but now it’s getting a cultural boost with the Artscape Weston Commons, which is home to artist housing, Urban Arts and Shakespeare in Action.

Quality, community and unparalleled natural beauty are hallmarks of The Humber. With excellent transit options, a rejuvenating neighbourhood, and down payment support that makes homeownership possible, The Humber is a perfect place to call home.
