Condo living has it all with Menkes communities

Gone are the days when the only gold standard for homeownership was the house in the suburbs with the white picket fence. Today many young families are setting their sights on highrise urban living, where their kids have exposure to arts, culture, and more! They can experience all that city life has to offer, and at the same time have plenty of room to play.

Enter Menkes, one of the first developers to introduce a children’s playroom as an amenity space, when it launched The Eglinton Condominium in 2014. Today – after successfully introducing both indoor and outdoor children’s spaces at its Harbour Plaza community in 2018 — the developer has even grander plans for condo living that will cater to children of all ages.

While condo living once posed challenges to residents with large families or young children, the company’s latest condo projects will elevate your ability to entertain.

Sugar Wharf Condominiums, part of an 11.5-acre community on Toronto’s waterfront, will offer future residents with kids a list of amenities that rivals any children’s facility, and completely eliminates the hassle of bundling them up in cold weather, in search of local indoor entertainment. Residents will have access to a hobby studio, an arts and crafts room, a music room, virtual reality space, and children’s playroom. There will also be plenty of storage close to your suite to store gear and sporting equipment.

Mobilio, Menkes’ upcoming community in Vaughan Metropolitan Centre, which will include a combination of condos and townhomes, is also being developed with families in mind.

“We have really considered every member of your family right down to your pets,” says Jared Menkes, executive vice-president, highrise. “Mobilio will include a convenient petwashing station. I am also very excited about the park aspect of this project. We will have the linear park connecting all the projects together on this block and on future blocks, that provide trails and exciting ways for families to stay active.”

Mobilio will be anchored by an almost 40,000-sq.-ft. linear park, part of Vaughan’s Black Creek Renewal project, which upon completion, will establish a series of promenades, plazas and parks, spanning more than 30 acres. The community also includes attractive gathering places, walking paths and family-friendly play areas. In cold weather, families can take advantage of Mobilio’s equally family-friendly indoor playroom.

When it comes to amenities, Menkes has carefully considered everything a family would get out of living in a single-family home, and incorporates these aspects into its condos. For those who enjoy entertaining, there are sophisticated party rooms with kitchens and bar areas, and landscaped terraces equipped with barbecues.

You enjoy a quiet night in? Sugar Wharf Condos will include a state-of-the-art theatre and games lounge. And if you enjoy staying active, it will have a fitness centre with separate weight, virtual and yoga studios.

There is no doubt that with Toronto experiencing a housing shortage, and many families priced out of the single-family housing market in urban centres, condo living will continue to be the way of the future. Whether you’re looking to start your family, grow your family, downsize, or retire, Menkes offers condo amenities that will cater to every family, and every lifestyle.

Lake Suites at Lakeside

Dan Menchions
Dan Menchions, Partner, II by IV Design

What influences are we seeing today with regard to amenity spaces in new condos?

In the current market, expectations are so much higher than what they use to be. People want authenticity and quality. We have also seen a considerable trend that is giving more emphasis on incorporating hospitality features into condominium interiors. For example, at Lakeside, we focused on creating interior spaces with comforts and qualities reminiscent of a boutique hotel. The lobby warmly welcomes all residents; the party room is complete with dining, kitchenette, lounge, fireplace, a games area and access to exterior amenities; the theatre and lounge spaces are designed with a bar and island; and the fitness room and yoga/personal training studio offer a luxurious retreat from the comfort of your own home.

You describe II by IV Design as “experts at interpreting current and emerging consumer behaviours, attitudes and expectations.” What exactly are you hearing and seeing?

We are always researching new design trends and travelling the world to be inspired. There is always innovation happening, and our job is to identify the best option for a particular project. We don’t have a signature style and we really work hard to understand each of our projects in depth, and offer unique design solutions best suited for the client’s needs.

At Lakeside, for example, the aesthetic feels modern, but with classic detailing, which will uphold their style and remain visually significant for many years.

What are the key features at Lakeside, and what kind of spaces have you designed?

Lakeside is a highrise community in quite a significant location in the city, south of the Gardiner, across from Sugar Beach, steps from Lake Ontario. It’s a key project for the emerging East Bayfront neighbourhood that is poised to become a key live/ work/play district in downtown Toronto. It will offer a mix of sustainable residential communities, state-of-the-art workplaces and renewed connections to the water and parklands, creating tranquility in a busy city. Everyone – people of all different ages and stages, including families – will want to live here. The area is also being planned to become a true extension of the downtown core.

At Lakeside, we designed the interior spaces for the third building, Lake Suites, which sits at the most southern portion of the site and is the residence closest to the water.

How is Lake Suites’ unique location reflected in the amenity spaces?

Tying into the recreational culture of the waterfront, outdoor condo amenities include a rooftop putting green, outdoor dining and barbecue spaces, as well as a fireside lounge with picturesque views of Lake Ontario.

The rooftop putting green is very different and unique for downtown living. Being so close to the water, it provides an opportunity for residents to enjoy an outdoor recreational culture on the waterfront from the comfort of their own home. Residents will also have access to a rooftop swimming pool on the podium of the adjacent Park and Sky building, as part of the masterplanned development.

Lobby interiors are inspired by the surrounding waterscape, with colours such as warm woods, cool blues and accents of grey. Light wood panelling is contrasted by dark, full height custom doors and hardware. Other features include integrated millwork and bespoke lighting, as well as an art program inspired by the waterfront. The contemporary appeal of the lobby extends through the design of all amenity spaces and residential suites.

Sugar Wharf by Menkes a well-connected waterfront community

Bitter winds and harsh climates are an inescapable fact of Canadian living. And when the cold is a predominate part of life, connectivity becomes a much sought-after luxury. Perhaps more than ever before, people are looking to invest in communities where everything they need comes with convenience – sans slush and cutting wind.

Enter Toronto’s indoor PATH pedestrian system – the world’s largest underground shopping complex. On cold winter days you can walk to work, do your banking, visit the doctor and even see a movie without ever having to set foot outside.

This 30-kilometre network includes 1,200 shops and services, restaurants, and endless entertainment; the epitome of convenient urban living. The PATH is truly the heart of Toronto’s financial and entertainment districts, with connections to 80 buildings, six downtown subway stations, 9 hotels and direct access to the Scotiabank Arena, Metro Toronto Convention Centre, Toronto Eaton Centre shopping centre, and CN Tower.

As Toronto continues to thrive, its global appeal is helping it attract more than 100,000 new residents per year, and many of these people want to work and live downtown. Given this rapid growth, it’s no wonder that the world’s largest underground city is about to get even bigger as well. As part of the new Sugar Wharf community by Menkes, the PATH network is set to expand east of Yonge Street, into the emerging Waterfront Innovation District.
