M2M by Aoyuan International showcases new options for families living in condos

M2M by Aoyuan International, is an 8.6-acre master-planned community near Yonge and Finch subway designed to encourage a healthy urban lifestyle. When M2M is complete, it will be a fully-integrated live-work-play neighbourhood with 1,650 new residences, a community centre, a daycare, 180,000 sq. ft. of retail and office space, and a new public park. Aoyuan’s master plan and intelligently designed interior suite layouts provide a variety of living options for families in different stages of life.

Aoyuan has built a fully furnished three-bedroom model inside the M2M Presentation Centre. Showcasing a 1,101 sq. ft. corner unit with floor-to-ceiling windows with a 220 sq. ft. outdoor space, the model illustrates how M2M condo living doesn’t compromise on comfort and privacy typically found in single-family homes.

Model suite visitors will appreciate the walnut wood flooring, clean lines and gold accent detailing – finishes that reference the overall aesthetic of the development. Arriving at the suite, a spacious foyer sets a welcoming, family friendly tone. There is room for extra storage and benches to keep the assortment of hats, gloves, backpacks and after-school sports equipment under control, plus gallery walls for family photos.

The heart of the home, the kitchen features a thick Caesarstone countertop and island with waterfall edge on both ends, complemented by a beautiful white marble tile backsplash in Moroccan arabesque pattern. The kitchen includes integrated appliances, Kohler sink fixtures, and under-cabinet lighting, features that are standard in all of M2M’s T1 tower suites as per plans. Additional counter space pulls out from between the microwave and the dishwasher when needed – a smart, space-saving convenience.

The open-concept dining area features sculptural lighting set above a sleek wood table connecting the kitchen to the main living room. Bedrooms, thoughtfully located on opposite ends of this suite, maximize privacy and tranquility. This three-bedroom layout also includes two bathrooms, a walk-in laundry with a 27-inch efficient washer and dryer and storage closet, and optimizes access to natural light throughout.

A first for the condominium market in Toronto, Aoyuan is including electrochromic glass which comes standard with interior bedroom-suites, to provide a choice between clear glass and frosted privacy glass controlled by a wall switch. Marketed as M2M Switchable Smart Glass, visitors can experience this innovative feature at the touch of a switch.

M2M by Aoyuan International focuses on healthy living in Toronto

M2M by Aoyuan International focuses on healthy living in Toronto

When translated, Aoyuan, means “Olympic garden.” Founded in 1996, Aoyuan International‘s trademark philosophy is building healthy lifestyles. As an international developer, with projects in China, Hong Kong, Australia, Vancouver and Toronto, the company’s mission is to integrate residential real estate, with sports and recreational amenities. To date, M2M is the largest master-planned community by this developer in Canada.

M2M is not only a two-minute walk from the Yonge-Finch subway, but it will have underground access to the future Yonge and Cummer subway stop. Replacing an outdated plaza, this infill community will encompass the full 8.6 acres, and will include 1,650 residences, a daycare, a community centre, and more than 180,000 sq. ft. of office and retail space.

Weaving an urban fabric

Recognizing the need for larger, family friendly suites, Aoyuan wanted to create a condo community that appealed to a wide range of buyers. Not only will residents have the use of the 30,000-sq.-ft. community centre, but exclusive outdoor areas will be designated as quiet, or active, zones. These zones will be positioned over a two-level internal courtyard – ideal for reading, mediating or yoga. In addition to the two-storey fitness centre, the rooftop pool will offer spectacular city views. The project also includes a well-equipped work space with a boardroom for private meetings and presentations for those who prefer to work from home.

A public park and a public right-of-way will connect residents and adjacent neighbours with an east-west pedestrian laneway off of Yonge Street, which, in turn, will be connected to a network of smaller scaled streets that wind throughout the M2M community.

Steps from the subway line and 24-hour transit, this Yonge Street location is truly a transportation hub, making it easy for those who have offsite destinations, including work, school and entertainment, as well as all that the city has to offer. Within this all-encompassing environment, M2M residents have access to onsite services, retail and recreational amenities.

Planning and design

Toronto’s Wallman Architects had their work cut out for them, as it was Aoyuan’s mission to integrate M2M with the surrounding community, while giving it a distinctive presence. An eight-storey residential podium will include much-needed shops and services on the western side of Yonge Street. A lower podium, with integrated townhomes, will directly face a park for a more intimate streetscape. Here, townhomes will include front patios and gardens that are in tune with the landscaped park.

On the exterior facade, ceramic materials will be embedded in glass for a translucent, textured appearance. The visually appealing technique, not only helps to maintain privacy, while still allowing for natural light, but it also strategically camouflages those levels that require mechanical equipment.

Working closely with one of Toronto’s top interior architecture and design studios, U31, Aoyuan was adamant about integrating natural elements into modern living spaces. The healthy community concept ensures that maximum natural light is complemented with organic forms and materials for a serene, Zen-style environment.

It takes a village

With more than 300 major residential and commercial properties in China, Australia and Canada, it’s important to the major players that Aoyuan communicates their healthy living and intelligent lifestyle values to the community at large. Part of this includes their direct involvement with local initiatives and sports teams, as well as engaging the public in real-time activities.

More than 600 people came out to the M2M Block Party that was held in a 9,000-sq.-ft. parking lot. Aoyan transformed the lot into a pop-up park and playground, with real grass, cedar trees and a variety of lawn games. Complimentary yoga, Tai Chi and stretch classes were also offered. And like their target market, young families and seniors were able to embrace the healthy living concept.

The model suite and sales office are now open at 5851 Yonge St.

Aoyuan caps off Phase 1 of Yonge-Finch development with new release of tower suites

Following the sold-out success of their initial launch in June, Aoyuan is now releasing brand new suites at M2M this fall. Located on the upper floors of M2M’s first tower, the new layouts will have breathtaking views of nearby residential greenspace, a new park to the East and urban landscapes that stretch down Yonge Street.

This tower will be the first of a new master-planned neighbourhood that will transform a dated shopping plaza and parking lot near Yonge and Finch subway into North York’s first true live-work-play community. Located 100 metres from Yonge and Finch subway and GO stations, the master plan includes five new residential condo towers, 180,000 square feet of office and retail, a daycare, community centre and new public park.

As part of Aoyuan’s emphasis on putting healthy living first, third floor condo amenities include a theatre and children’s play area along with a double height yoga lounge and fitness studio that faces an internal courtyard. The ninth floor features a barbecue, party room, and waterfall infinity pool with prime western exposure. Interconnected green spaces connect a wide range of suites from one-bedrooms to larger townhome units.

“We are very excited about the way the building is addressing the new park to the east,” says M2M’s architect Rudy Wallman. “Functionality and views from the suites were another key focus of the design. Balconies face the park while light-filled living spaces take advantage of views of an internal courtyard.”

Integrating natural elements with modern living, interior spaces have been thoughtfully designed by one of Toronto’s top interior design firms, Union 31. A grand two-storey residential lobby welcomes residents with natural materials infused with a blend of metallics and warm surfaces to create a serene Zen environment. Lobby features include oversized planters reflecting the natural outdoor landscape, a back-lit onyx reception desk, natural stone walls, warm wood ceilings and glamorous accents akin to a lush international hotel-style lobby.

“Aoyuan’s approach to creating healthy communities was central to the design, strongly influencing our use of natural materials and forms, and ensuring maximum access to natural light throughout the building,” says Kelly Cray, principal of U31 Design.

Inside the suites, custom kitchens were designed with highutility in mind and includes fully integrated appliances. Carefully thought-out kitchens maximize efficiency, with storage needs provided by walk-in closets in select units. Multiple finish options suit diverse personalities and tastes.

New suite releases at M2M Condos Phase One range from 385 to 1,255 square feet. Visit the Sales Centre, located at 5851 Yonge Street. For further information call or email.

Aoyuan International unveils official plans for 8.6-acre Master Plan to Transform Shopping Plaza Site into North York’s First Complete Live-Work-Play Community

Bringing their broad lifestyle intelligence about real estate and the built environment to Toronto, Aoyuan International will transform a dated shopping plaza and parking lot near Yonge and Finch subway into North York’s first true live-work-play community. The Hong-Kong listed developer group is rebuilding the arterial site to become a complete mixed-use community and family-friendly destination for both residents and adjacent neighbours. As Aoyuan’s largest community in Canada to date, M2M‘s master plan includes five new residential condo towers, 180,000 square feet of office and retail, a daycare, community centre and new public park.

“M2M will become a new destination for North York – a residential community with rich retail and office space, framed by an active new public park on the east,” says Vince Santino, senior vice president — development (Eastern Canada), Aoyuan Property Holdings (Canada) Ltd. “With Aoyuan’s healthy lifestyle intelligence baked into the master plan, M2M Condos will bring resort-like amenities, and the conveniences typical of a downtown neighbourhood to North Toronto. It will have everything. You really won’t have to go anywhere far if you live at M2M.”

Phase I of the new development will include 810 residential units, 35,000 square feet of retail commercial space facing Yonge Street and 40,000 square feet of office. A daycare and community centre will be integrated into Phase II. A new east-west active laneway will connect the new public park to Yonge Street, facilitating access and programming for the neighbourhood. A network of smaller scaled streets will wind through the M2M community, connecting residents to the new park and playground, and finer-grade retail.

Planned anchor tenants facing Yonge Street include a new corporate headquarters for Aoyuan, with a signature corner façade to mark their growing presence in Toronto. M2M is located approximately 150 metres from Yonge and Finch subway and GO stations, and will provide underground access to the future Yonge and Cummer subway stop.

As part of Aoyuan’s emphasis on putting healthy living first, there is a large fitness and wellness component to M2M’s amenities. Interconnected green spaces connect a wide range of suites from one-bedrooms to larger townhome units. Third floor condo amenities include a theatre and children’s play area along with a double height yoga lounge and fitness studio that faces an internal courtyard. The ninth floor features a barbecue, party room, and waterfall infinity pool with prime western exposure.

Showcasing distinctive architecture by Toronto’s Wallman Architects, a series of geometric glass block forms frame the site with playful textures to differentiate different faces of the building. “We are very excited about the way the building is addressing the new park to the east. We had an opportunity to design a very open and engaging façade anchored by townhomes that have direct access to the street,” says Rudy Wallman. “Functionality and views from the suites were another key focus of the design. Balconies face the park while light-filled living spaces take advantage of views of an internal courtyard.”

BUILDER PROFILE: Plaza

The Tarion Highrise Builder of the Year is launching two exciting new condo projects, continuing its commitment to excellence

Plaza, the Tarion Highrise Builder of the Year for 2018, is not only recognized for its zero deficiencies in virtually every suite, but also for their outstanding customer service. This award focuses solely on customer service, based on feedback from homeowners before, during and after move-in to their new home.

The company has garnished a reputation for quality construction together with high level standards in its buildings, and is known for offering home buyers some of the best locations in Toronto.

This year will be no exception as Plaza prepares to launch two exciting new condo projects in two of the city’s most desirable neighbourhoods, Bloor West Village and North York. Like other Plaza projects, these two developments will be on transit lines.

Plaza knows from feedback gathered from its buyers that subway access is a priority for them, says Scott McLellan, senior vice president at Plaza. These buyers also want the advantages that come with living in walkable neighbourhoods.

Plaza’s Jane and Bloor site will offer an opportunity to live in popular Bloor West Village with its retail shopping and is within walking distance of the city’s famous High Park and many other parks.

“This one is exciting and it’s a different kind of market,” says McLellan. “I think we are going to see a lot of move-down buyers. It’s almost considered South Etobicoke and is in the Humber View, South Kingsway area. There will certainly be demand from empty nesters who want to downsize from large homes in the area, but I also see young professionals making a buying decision here as it will be metres from the Jane St. station. There will be a significant retail component along Bloor, keeping with the tradition of Old Bloor Village with shops you can walk to.”

“We have seen buyers who are purchasing two and three-bedroom suites, anticipating future family living, as well as a lot of 50-year-olds, knowing they’ll need space,” says McLellan. “Empty nesters want space for the grandkids to stay.”

Residents will enjoy living in a lively neighbourhood with an eclectic mix of 400 shops, restaurants, schools and services. It’s where you can shop for clothing boutiques, browse for a favourite read in a book store or for artwork in a local gallery, or enjoy an espresso or tea at a café or bakery. The Village boasts a rich array of dining choices, with restaurants dedicated to Vietnamese, Italian, Thai, Polish, Greek, vegan foods, to name just a few. Bloor West Village is the site of many events throughout the year, including the world’s largest Ukrainian Festival, Bloor West Street Fest and Santa in the Village.

With all the neighbourhood has to offer, it also has the distinction of being on two transit lines: the current Bloor-Danforth subway line and the coming LRT line that will run along Jane St. from Pioneer Village Station to Jane Station.

For buyers who prefer the uptown North York lifestyle, Plaza will be launching a 420 suite condominium at Yonge and Finch, with everything one needs to live a well-rounded urban lifestyle. The Finch subway, buses and close proximity to Highways 401 and 404 make getting anywhere a breeze. Just a short distance away is the Yonge Sheppard Centre, a major shopping centre that is undergoing a $300 million upgrade, and Mel Lastman Square, a public park with open space, a garden court, outdoor amphitheatre, fountains and reflecting pool, the location for many annual community events.

“This building will offer an affordable ownership alternative for those who want to stay in the Willowdale area,” says McLellan. “We have designed 75 per cent of the suites to be two-bedroom units or larger.”

North York is a city within a city, with excellent shopping, entertainment venues, numerous restaurants and cafes and parks. Along Yonge Street, it gives the vibe of sophisticated, bustling metropolis, yet a more tranquil atmosphere can be found just a few blocks away along quiet residential streets.

Buyers at both of these coming projects can expect more than exceptional locations. Since 1982, Plaza has been committed to providing a high level of standard quality in every condominium it builds. Plaza was among the first developer to include finishes such as granite countertops, stainless steel appliances, marble bathroom counters, porcelain tile, engineered hardwood and halogen lighting as standard features.
