Hines Canada and Tridel achieve Toronto’s first condo LEED Platinum Certification for Aqualina at Bayside

Hines Canada and Tridel have achieved a first for a highrise condo in Toronto – LEED Platinum Certification – at the flagship residence in the master-planned Bayside Toronto Community, Aqualina at Bayside. The 13-storey project was completed in 2020.

“For twenty years, Waterfront Toronto has pursued new standards in sustainability and innovation in building complete communities,” says Meg Davis, chief development officer, Waterfront Toronto. “We are proud to have first introduced LEED environmental buildings standards to the Toronto market, which have now been adopted by developers across the Greater Toronto Area. Congratulations to Hines and Tridel for bringing the first LEED Platinum multi-unit residential highrise to Toronto. Waterfront Toronto appreciates their commitment to environmental sustainability in Bayside, and across their developments.”

Nearly a decade has passed since Hines was named the master developer of Bayside Toronto, following an international competition by Waterfront Toronto. Hines brought Canada’s leading condominium developer, Tridel, on as its exclusive residential development partner at Bayside. Aqualina was the first of the four residential projects onsite to launch, and completed occupancy last year. Intentions to pursue LEED Platinum were stated in 2017. Hines was among the earliest supporters of the LEED program in North America, having developed more than 102 million sq. ft. of LEED-Certified, pre-certified and registered properties in six countries.

Tridel has established a reputation as one of Canada’s leading environmentally-responsible, Green residential developers, earning several industry awards and distinctions for its Built Green Built for Life approach. As the largest LEED-certified highrise developer, Tridel’s condominiums comprise 25 per cent of all residential LEED projects across the GTA.

Tridel’s Director of Innovation and Sustainability, Adrian Wang, says that Platinum Certification is a significant achievement for the Bayside team. Not only does it mark a first for Toronto, but Aqualina is the second highrise multi-residential project in all of Canada to achieve the designation.

“It’s a remarkable accomplishment, and especially gratifying to achieve LEED Platinum as a condominium residence,” says Wang. “Energy conservation is a crowning feature of Aqualina and the entire Bayside Community. Our collective efforts translate to a healthier, more sustainable community for residents and the city, and the financial savings are passed on to our purchasers. Because of our site-wide approach at Bayside, we’re well positioned to replicate our success at Aquavista, Aquabella and Aqualuna.”

The LEED Canada, Green Building Rating System revolves around key parameters spanning a range of factors, including: Sustainable sites, materials and resources, water efficiency, design innovation, indoor environmental quality, energy and atmosphere and regional priority. Among the innovations contributing to Aqualina’s Platinum Certification are a site-wide water filtration system, sustainable procurement practices and discerning material choices. All LEED certifications are administered by the Canadian Green Building Council.

TANU condo providing an ‘elevated’ experience

While TANU is getting ready for its grand opening on Feb. 9, 2019, its developer, Edenshaw, is putting the finishing touches on a new program that will put TANU in a class of its own. Introducing Edenshaw Elevated, a comprehensive collection of inclusions aimed at making life easier and bringing the Edenshaw residential experience into the high-tech, high-connectivity reality of modern living.

Edenshaw Elevated lets you access key functionality of your home from anywhere in the world. You can monitor your visitors with live, one-way video from the lobby or parking garage, control your thermostat, security system and lighting, check the weather, get building updates and notifications and book facilities all through your smartphone or in-suite wall panel. You’ll receive instant notifications when your door is locked or unlocked for extra protection and security. But that’s not all!

You’ll enjoy high-speed, unlimited data within your suite and throughout the building, all conveniently included in your monthly maintenance fee. You’ll never miss a package again! You’ll receive instant notifications that your parcel has arrived where it will be housed until you pick it up.

The extra conveniences continue into your suite. Forget about providing keys for the key people in your world. With a digital door lock you can unlock your front door with a distinct access code. You can create additional access codes for house-cleaners, dog walkers, family, friends or guests so they can come and go freely.

When it comes to parking in the underground garage, no need to fumble for your access fob. Your car license plate will automatically trigger entry into the parking garage. Plus, with the ability to pre-register guest parking, it’s easy for your visitors to park hassle free. And for people with hybrid or fully electric vehicles, select underground parking spaces will be equipped with electric vehicle plugs. You’ll also enjoy the convenience of weather protected bicycle storage, energy-saving motion detector lighting and a convenient water-efficient car wash station.

One of the most convenient aspects of Edenshaw Elevated is the ability to gain entry to all of TANU’s amenities simply by carrying your smartphone. An app loaded onto your phone will get you anywhere you want to go!

But TANU is more than cutting-edge convenience – it’s resource savings, too! From low-flow toilets, to water saving aerators on taps and shower heads, you’ll save on costs while helping protect precious water resources.

Separate hydro and water metering for each suite, ensures that you’ll pay only for the hydro you use. Energy efficient light bulbs (in-suite and throughout the building) consume significantly less energy than traditional bulbs and last a lot longer.

TANU will be a LEED certified candidate. It will also utilize ERV (an energy recovery ventilator system) that recovers heat and recuperates the energy trapped in moisture, which greatly improves the overall recovery efficiency. With tri-cycle sorters on every floor (garbage, recyclables and organic waste), residents can rest easy knowing they are doing their bit for the environment.

Undoubtedly, Edenshaw Elevated is adding incredible convenience and value to TANU. This, coupled with robust building amenities, will make TANU one of the best places to live in the GTA. Residents will have access to a fully-equipped fitness centre with facilities for cardio, yoga and Pilates, a gorgeous resident’s private dining room and lounge, a games room, stunning outdoor terrace and a welcoming lobby with 24-hour concierge services.

TANU’s Grand Opening is scheduled for Feb. 9, 2019. The public is invited to attend the Edenshaw Experience Centre, located at 72 Lakeshore Rd. E. in Port Credit. Here, you’ll be able to view a huge scale model of TANU, as well as the many floorplan configurations available and experience the beautiful finishes displayed in a variety of vignettes.

Come to the Grand Opening to learn more about this incredible condominium opportunity in Port Credit Village.

Visit the Edenshaw Experience Centre, located at 72 Lakeshore Rd. E. in Port Credit. The Grand Opening is Feb. 9, 2019. The Experience Centre will be open from noon to 5 p.m. Monday to Thursday and weekends; closed Fridays.

Savings By Design: Times Group

Granted Canada’s first-ever LEED Platinum certification for a highrise for River Park Condominium at Uptown Markham

River Park Condominium at Uptown Markham by Markham-based real estate developer Times Group has been granted LEED Platinum v2009 Certification by the Canada Green Building Council, the only 10-storey-plus building to meet this new level in all of Canada.

River Park achieved LEED NC v2009 Platinum on May 5 with 80 points. This prestigious status represents a major achievement in sustainable design and construction. Previously only one other building in Ontario and two others in Canada had met the older LEED New Construction (NC) v2002 Platinum certification criteria for multi-unit residential buildings over 10 storeys.

Through Enbridge’s Savings by Design Program, Times Group is proud to be building above and beyond the Ontario Building Code, boasting over 25 per cent better energy performance than required by code.

The Leadership in Energy and Environmental Design (LEED) Program is an industry-leading independently audited green building standard whereby points are awarded for energy and water efficiency, site ecology issues, indoor air quality, the use of envonmental building materials and climate change initiatives.

River Park at Uptown Markham — located at 8200 Birchmount Road — consists of 4 high-density towers in two separate podiums that include a grand total of 607 residential suites. To meet LEED’s rigorous Platinum Certification, this development was designed to maximize water efficiency both through reduced consumption of water and reduced production of wastewater. In total, the reduction in water use is approximately 50 per cent compared to the level normally used for a development of this size.

The development has also been designed to maximize energy efficiency, utilizing heat recovery ventilators, efficient lighting, high performance windows, district energy and an ultraefficient building architecture to generate 54 per cent energy cost savings compared to conventional construction approaches.

River Park at Uptown Markham was even constructed to maximize the use of locally sourced and recycled materials, and construction waste was carefully minimized throughout the build process.

Residents here are also enjoying the high indoor environmental quality created by using building materials that are proven to be low emitters of indoor air pollutants, particularly materials that contain low volatile organic compounds (VOC).

Times Group is an award-winning green builder and a premier name in the industry with over 30 years of business and a record of excellence across the real estate development spectrum of the Greater Toronto Area.

Inspired by core family values, Times Group has become a leading player in the land acquisition, planning, design, development and construction of premium-quality commercial and residential properties. With a focus on exceptional quality and enduring value, Times Group is actively engaged in the development of highrise condominium projects, distinctive homes and condominium townhouses in the GTA.
