GTA homebuilders upbeat about post-COVID-19
recovery

The beginning of 2020 was looking especially bright in the new and resale home markets in and around the GTA. The economy was sailing along, interest rates were low, homebuyer appetite looked insatiable and everything that was built or put up for sale seemingly was snapped up in an instant.

Then COVID-19 hit, and everything changed.

Here we are now, mid-year and a few months into the pandemic, and while some insecurity remains, there are growing reasons for optimism.

The Conference Board of Canada, for example, reports that while major metropolitan economies may contract in 2020, assuming the virus’ spread is contained and companies can return to normal operations over the summer months, a recovery should begin in the second half of the year. Sharp rebounds should follow, and in the case of Toronto, GDP growth of 3.2 per cent from 2021 to 2024 could lead the country.

Another source, Altus Group, points out that the unique nature of this economic slowdown means the impact on housing markets will likely be mild and short lasting.

Altus Group Vice-President and Chief Economist Peter Norman says a relaxing of containment measures through early summer should bring a sharp resumption in new home sales activity.

Later in the year, home prices will likely return to their upward path, and expectations are for a five- to 10-per-cent year-over-year gain, nationally, by year-end.

The pandemic has been a challenging time for the homebuilding industry, an important economic driver. Construction was halted for a period, and though now allowed to resume, there is still some uncertainty in the market. Builders, however, remain largely upbeat.

We are very excited that construction can now continue on our sites. For our Thirty Six Zorra project in Etobicoke, we were at the point in our construction where we were just about to begin shoring and excavation before the shutdown took place, and we have to make some adjustments to our daily operations for this site. Now that construction is back up and running, we are ready to begin – full steam ahead. We were already ahead of schedule, so the provincial shutdowns didn’t affect our timing at all.

Construction resuming has put a lot of people at ease. This has allowed a number of people to return to work, developers to continue their operations, and purchasers the comfort that their home is going to be delivered on time.

M2M in North York is actively under construction. We’ve learned some great lessons about best practices and how to interact with each other when it comes to social distancing and providing a safe, informative sales experience. We are very optimistic, as we’re already witnessing renewed confidence from homebuyers. We’re increasing our use of technology, as meeting virtually will become the new norm. For us, it’s business as usual. Our sites are under construction as planned, and more sites are beginning construction as per the government’s direction. We have been active in marketing, even though we couldn’t do physical sales events, and we have been conducting online webinars with good results. For new launches, we’ll likely adopt new technologies such as virtual openings for certain projects, to make sure vulnerable groups such as seniors are safe.

We believe the demand for lowrise homes and small buildings will increase as people embrace social distancing. And since more people will be working from home, many will invest more in their homes. Home offices will be a must.

We are fortunate that our current projects are more than 80 per cent sold, as we launched well before COVID-19. The other projects we have coming up are still in preliminary stages, however they have been pushed back as consultants and city officials have yet to resume full-time scheduling. We are focusing on the planning process for Park Avenue Tower 3, and Bellaria Phase 2 in Vaughan, as they’ve been delayed.

We are continuing with the construction of Edge and Oro towers in Mississauga and Park Avenue towers 1 and 2. Our goal is to catch up and get our purchasers moved in. Many of them are renting, so this investment is giving them something to look forward to. It’s evident that as other markets show so many variables and uncertainties given the current climate, real estate remains a secure investment.

Spanning over 440 acres, VMC is one of Canada’s largest new master-planned communities. Condo Life: What is the outlook for the new home industry in 2020?

Menkes: This year will continue to be a year of low supply and high demand, which will keep housing prices high, especially in prime locations. Overall, the 905 has experienced the largest growth, and will continue to grow, however the largest demand continues to be for housing along mass transit. Vaughan, in particular, will continue to be a very desirable location.

Housing supply will continue to fall short of meeting demand. RBC reported that Toronto CMA needs 22,000 new rental apartments and rented condominium units per year to satisfy demand between 2019 and 2023.

RBC also says that even if we anticipate that 70 per cent of all new condos are rented, and we have 4,000 new purpose-built rental apartments in the GTA every year, we still wouldn’t hit that 22,000-unit mark.

CL: And for Menkes?

Menkes: From a highrise perspective, sales for our projects in 2019 were strong and continue to demonstrate that people desire walkable communities in proximity to transit. Sugar Wharf on the Toronto waterfront was named the bestselling condo project in Canada for 2018, then we had a top-selling mixed-density project in Vaughan with Mobilio. With that success, we’ve moved to an even bigger four-tower project nearby, which will launch this year. Our prime locations, combined with the fact the city continues to experience a housing shortage, leads me to believe that we’ll experience strong sales in 2020.

CL: What is your company doing to address the issues facing the homebuilding industry – namely, affordability and new home supply?

Menkes: With many families priced out of the downtown core, they’re looking for more affordable options in the 905. At Mobilio, one of our most recent projects in Vaughan Metropolitan Centre (VMC), we’re offering a mix of housing types on one site, so we’re catering to every type of family and lifestyle. Since the community is close to Vaughan’s new subway station and all that VMC will offer over the next decade – including offices, shops and restaurants – we’re also fulfilling the desire to live in an urban setting at a more affordable price than downtown.

As the largest employment centre in York Region, Vaughan is becoming an increasingly desirable option for both young professionals and families. Festival, our latest highrise project in VMC, will be a four-tower community which will fulfill the area’s fundamental need for more density.

Clearly, family-friendly condos are an increasingly important segment in the market. Menkes will continue to deliver projects that offer familyfriendly amenities such as playrooms, entertaining spaces and co-work areas.

Townhomes, such as the ones we launched at Mobilio in Vaughan, are also offering families a more affordable option in an urban setting. We will continue to offer more townhomes with our Lake & Town project that will be coming to South Etobicoke this year.

CL: What more could the industry do to address these issues?

Menkes: We need a healthier, more balanced market. People don’t have choices right now. The City and Province need to take a look at getting more supply on the market, and developers simply need to continue to build more product. Regardless of whether new housing is “affordable,” more supply will eventually lead to lesser discrepancy between supply and demand, and therefore reduce costs in the long run.

CL: What should prospective new-home buyers know about your company for 2020?

Menkes: Our reputation speaks for itself, but if buyers want to know the quality of a Menkes building, they can tour one of our buildings themselves. We are very proud of all our projects and believe the best way for buyers to educate themselves on builders is to actually see their work.

CL: Why should prospective new-home buyers consider buying from your company in 2020?

Menkes: There has increasingly been a flight to quality by prospective homeowners, opting for brands they know and trust, and we are fortunate to be one of those brands. We have reputation as one of Toronto’s top builders because not only do we take pride in the quality of our work, but we continue to deliver. We take it very seriously that people are investing their life savings with us.

Also, it’s important for builders to be innovative and to shift as homeowner needs and trends change. We have done this in the past – as we saw the trend to more families living in highrise buildings – and we will continue to do so.

We also manage our projects, which puts us at an advantage because we have the opportunity to get daily feedback on the management and operations of our buildings, and we strive to continuously improve.

In Conversation With… Jared Menkes, Executive Vice-President, Menkes Developments

Few builders are as active in condo development in the GTA as Menkes Developments Ltd. Charged with the construction, sales, management and customer service of nearly 6,000 condominium units is Jared Menkes, executive vice-president, Highrise Residential.

Condo Life spoke to him for his insights on the company’s key projects and more.

Condo Life: Mobilio is an interesting new project Menkes has underway – offering both condos and townhomes. What is the inspiration for this project, and what will be its differentiating features?

Jared Menkes: The GTA continues to experience the phenomenon known as the “missing middle,” whereby neighbourhoods lack the diverse housing options that make them more balanced, and – most important – affordable to the average family. The new community will deliver architectural diversity, while simultaneously fulfilling the area’s fundamental need for more density. It will be the first project in Vaughan Metropolitan Centre (VMC) to blend a mix of housing types on one site, striking the perfect balance of housing, greenspace and amenities, many of which will be shared between the condos and townhomes.

CL: What is the status of the project, in terms of number of housing type, unit and home sizes?

JM: With more than 1,000 units of low- and highrise living, Mobilio will feature a mix of highrise condominium towers, and two- and three-bedroom townhouses, including some with rooftop terraces. This community is one where we are able to accommodate all different types of buyers – first-time buyers, new couples, empty nesters and retirees all have options to buy.

CL: Vaughan Metropolitan Centre is seeing a lot of development at the moment. Where do you see this going in the next three, five or 10 years?

JM: Vaughan is already the largest employment centre in York Region and will continue to be the destination of choice for the 905, especially with the development of VMC. By 2031, VMC alone will be home to 25,000 residents, 1.5 million sq. ft. of new office space and 750,000 sq. ft. of retail. And with the addition of the subway line added to the area, VMC will continue to become a downtown connected to Toronto’s downtown. Connectivity will also continue to be a major draw to Vaughan, with access to the TTC, VIVA and such close proximity to Hwys. 400 and 407.

CL: Family-friendly condos and amenities are an increasingly important part of the market. What types of new features is Menkes introducing with its projects? For example, developers are including libraries, bike parking, pet-wash stations and even music practice rooms in their projects…

JM: When it comes to amenities, I try to think about everything you would want or get out of living in a single-family home, and incorporate it into a condo. People like to entertain large groups, so we have sophisticated party rooms with kitchen and bar areas. If you like to barbecue, we offer a landsc aped terrace equipped with barbe cues. You enjoy a quiet night in? We have state-of-the-art theatres and game lounges. And if you want to stay active, we have fitness centres with separate weight, virtual and yoga studios.

When it comes to entertaining kids, we’ve offered all kinds of cool amenities such as hobby rooms, music rooms and play rooms with amazing interactive features.

We have really considered every member of your family right down to your pets. Mobilio will include a convenient pet-washing st ation. I am also very excited about the park aspect of this project. CL: And at Mobilio, what features there will speak to the neighbourhood or expected buyer profile?

JM: More and more people are looking to invest in walkable suburban communities near jobs, schools and other amenities, so they can experience more of an urban lifestyle in the 905. Mobilio is a short dist ance from Vaughan’s transit hub, and Vaughan is currently the only municipality in the GTA aside from Toronto that offers connectivity to the TTC subway system, GO Transit and regional transit services.

Also, this kind of versatile development will allow people to stay in the same community through every stage of their lives, should they choose to. For instance, families could potentially have their aging parents live close by without moving in with them.

CL: What kinds of things are you personally bringing to Menkes that perhaps previous generations didn’t focus on?

JM: I wouldn’t say there are things that I can offer that other generations didn’t, but I will say that as a previous condo owner with a young family, I can appreciate the need to make smaller spaces more livable for families and the need for amenities that cater to children. My experience living in a condo with two kids and a dog (at that time) helped shape of lot of Menkes’ recent condo projects.

AND ON A PERSONAL NOTE…

When not at the office or in the field, I: Explore the city with friends and family.

My greatest inspiration in this business is: Getting the opportunity to work with my family and getting to work on true city-building projects that will shape our city for generations to come.

If I wasn’t involved in the development industry, I would: I couldn’t imagine doing anything else. Real estate is in my DNA. I love the opportunity I have to work on the types of projects that we get to develop. Every single one is a new challenge unto itself.
