Solmar Developments now releasing the remaining 90 suites

After the successful launch and sale of the first 200 units at Edge Towers in Mississauga, Solmar Developments is now releasing the remaining 93 suites. This first release of the 30 new suite designs are on the 27th to 37th floor and the podium levels, and also include some terrace, oversized balcony, and Penthouse suites.

Benny Marotta, president of Solmar Developments, says, “We designed Edge Towers from the inside out. It was the design of the floor plans that determined the shape and size of the building. It has been our experience that condo buyers want an efficient interior plan and an elegant building design.”

And Edge Towers is certainly elegant with its art deco style. It is the first of three luxury condominium residences and was designed by Industry leading Architect, Roy Varacalli, of Cusimano Architects.

Edge Towers is located just steps south of Burnamthorpe and Hurontario, and Square One shopping centre, and will be a future Mississauga landmark that will be visible from downtown Toronto. The future Light Rapid Transit (LRT) is also just steps away from Edge Towers.

The 20 km LRT will run along Hurontario and connect Cooksville, Port Credit, Mississauga, and Brampton with both the Milton and Lakeshore West GO Train lines, as well as local links to MiWay, Brampton Transit, and Zum.

Scott Davie, of Davie Real Estate, the Listing Brokerage selling Edge Towers, says, “Convenient access to public transit is a key determining factor that savvy buyers look for in a new condominium.”

“With new condo prices rising to $1,000 to $1,400 per square foot in downtown Toronto, many buyers see the value in purchasing a two-bedroom or two-bedroom plus den condo in a prime Mississauga location for the price of a small downtown Toronto one-bedroom unit.”

Davie adds that, “two-bedroom condos are known to have a better return on investment and attract a higher earning, more established Tenant than one bedroom condos do.” This first release of 30 new floor plans at Edge Towers includes suites from 484 to over 1,300 square feet with a great selection of two-bedroom and two-bedroom plus den suite designs.

Benny Marotta believes that the comfortable sized, efficient floor plan designs and the better quality finishes and workmanship that Solmar is known for, will attract a higher percentage of end users to Edge Towers.

“People will be happier and will make more money in a building with more end users since there will be more pride of ownership from owners rather than tenants,” Marotta says, “and less competition when selling, since buildings with higher numbers of end users tend to have a lower turnover rates.”

“The higher quality of finishes and workmanship will also command a higher rent for investors; so everyone wins.”

Visit the Presentation Centre, located at 24 Elm Drive West in Mississauga. Along with the 30 new floor plan designs, there is a Designer decorated model suite to view. The Presentation Centre is open from 11 a.m. to 5 p.m. Monday to Thursday, and from noon to 7 p.m. weekends; closed Fridays.

Condo buyers in Mississauga have a fabulous choice with new Solmar project

Today’s new condo buyers are more informed and more sophisticated than ever before.

With downtown Toronto new condos selling for $1,200 to $1,400 per square foot, and Vaughan new condos selling at $800 per square foot, Mississauga, Canada’s second largest new condo market, is the best value with new condos available in the $600 per square foot range.

Savvy new condo buyers look for a superior location, an experienced builder with a good reputation, good building design and luxury finishes, proximity to public transit, and well thought out floor plans.

Mississauga’s soon to be released Edge Towers seems to have it all. Solmar Development Corp. commissioned leading GTA Architect Roy Varacalli of Cusimano Architects to design three elegant towers that will be visible from Toronto, and compliment the community of artistic building designs that are soon to define Mississauga as having one of Canada’s most beautiful skylines.

For over 25 years, Solmar home and condo owners have experienced superior quality and workmanship, and this has meant a higher resale value than neighbouring properties.

Solmar has built all across the GTA and southwestern Ontario, from Niagara to Barrie, and prides itself on being known for quality of workmanship and integrity.

General Manager of Solmar, Giuseppe Paolicelli, reports that Solmar’s last completed new highrise project, Bellaria Residiences, four residential towers near Jane and Rutherford in Vaughan, are known to be the best quality buildings in the area despite a number of new projects that have been completed by other developers after Bellaria.

“Our intention is to set a new standard in luxury in Mississauga’s prime downtown corridor that will stand the test of time, the same way we have in Vaughan, with our Bellaria Residences”, says Paolicelli. He is also very happy with his floor plan designs.

Scott Davie of Davie Real Estate, the broker looking after the sales of Edge Towers for Solmar said: “Floor plans make a difference when it comes to resale value. A condominium with well thought out floor plans will be more desirable and have a higher resale value than a building with inferior floor plans.”

“Proximity to public transit is also a key factor in determining superior resale value, and Edge Towers will be a three-minute walk to Mississauga’s new LRT.”

Edge Towers is located on the prime downtown corridor just steps south of Burnhamthorpe and Hurontario, and is said to have a superior location to its current competitors, including more convenient access to Highways 403, 401, 407, and QEW.

Local amenities like Square One, Sheridan College/Ryerson, The Living Arts Centre, and a myriad of local restaurants and shops are all close by.

Edge Tower also offers the full range of building amenities, including 24-hour Concierge service, guest suites, two party rooms, a large outdoor terrace area, a galleria, a Wi-Fi lounge, a gym, and a media room, as well as other elegantly appointed amenities.

“One of my favourite things about Edge Towers is the high level of luxurious finishes,” says Davie. “Just stepping into the sales office will give people an impression of timeless elegance. And I am always happiest when I have a very luxurious model suite and everything is standard.”

Edge Towers features luxury finishes like 9-foot smooth ceilings, superior stainless steel and/or fully integrated kitchen appliances, better quality kitchen cabinets with under valance lighting, wide plank premium laminate flooring, frameless glass mirrored closet doors, frameless separate glass shower doors, and marble or quartz bathroom countertops with undermount sinks.

Solmar pays attention to detail with their choice of luxury finishes and realizes that it can be the subtle things that can really help to define superior quality, like the importance of having larger baseboards and casings.

Davie says: “Both end users and investors who choose a better quality built condominium by a better quality builder in a prime location will be happier. A homeowner will be happier day to day living in the luxury that he deserves, an investor will achieve higher rents and attract better tenants, and both end users and Investors will enjoy a superior resale value.”

Edge Tower One will be 35 stories tall and include 293 upscale, luxury condominiums.

Solmar will be releasing its first Edge Tower for sale, very soon.
