The Selby sets a new design standard for luxury rental living

When it comes to interior design inspiration, there are the usual go-to sources we rely on when we are thinking of renovating or renewing our living spaces. The various HGTV shows, design magazines and blogs, Pinterest, boutique hotels, or perhaps, an actual, newly renovated home of a friend or relative you just visited set the inspiration wheels in motion. There are endless resources for the homeowner, but there is one place we don’t typically consider to look when dreaming and planning our refreshed spaces: rental suites…yes, rental suites.

The tables have turned

The Selby by Tricon House, is the first in a series of upscale, purpose-built rental apartment buildings that will spatter across Toronto’s downtown core. There are a few in the works, (57 Spadina Avenue in the city’s fashion district and Scrivener Square in Rosedale/Summerhill), with The Selby debuting in The Six last year in late November. Located at 25 Selby, it is set to redefine rental living with luxury apartments bordering the neighbourhoods of South Rosedale and Cabbagetown. Up until now, renters may have looked longingly to the various design options offered to homeowners (budget-permitting, of course) to totally transform their interiors. But now homeowners who are ready to upgrade their abodes, can find inspiration by the sophisticated design of this unique rental property in the heart of the city.

Raising the bar

The 50-storey tower offers suites featuring high-end finishes and appliances. “Thoughtfully designed and appointed purpose-built rental apartments have been a mainstay housing option in U.S. cities for years, says Gary Berman, president and CEO of Tricon Capital Group. “We are leveraging our experience in the U.S. and Canada to bring a new type of rental offering to Toronto. Our goal is to create communities that reflect the changing needs of a world-class city, to deliver buildings of exceptional quality, and to set the bar for a new type of city living.” All 502 apartments are meticulously edited to maximize space, curated with high-quality materials, which provide both a sumptuous and comforting feel. They partnered with notable brands and talented designers to offer this unparalleled environment with impeccable artistic details to bring their vision to fruition.

It takes a village

Starting with the kitchens and bathrooms, The Selby set their sights on a beloved lifestyle brand from Italy. “Tricon House paid very special attention to the design details and who they partnered with, and they chose to partner with Scavolini,” says Horia Gruia, president of Scavolini Toronto. The family-run, Italy-based company is the leader in kitchen design for over 50 years, and the company has been in Toronto for 15 years. It was the natural choice to build the luxury kitchens for all of The Selby’s one-, two- and three-bedroom suites, which also feature quartz countertops from Caesarstone. A household name in Italy, where houses are sold without a kitchen, and homeowners must furnish all the cabinets and appliances in their home, “this is the first foray in the rental market for Scavolini,” confirms Gruia, and the modular nature of the design allows for easy installation as well.

The Sax kitchen reveal

The Scavolini Sax kitchen was personalized and premiered in Canada at The Selby. It comes in two colour palettes: one light and one dark. The light scheme is comprised of Batista Oak and Mist Grey; the darker scheme is Calicoat Oak and Graphite Grey. The Sax is a combination of cross-wood texture in a matte finish, a modern, minimalist design with hardware on base cabinets only, not on the upper cabinets. The colour scheme was selected to reflect a distinctive, yet cohesive design esthetic from floor to floor of the building. “There are five or six layout kitchen designs in the building, but one floor has one colour scheme and the next floor will have the other,” informs Gruia. Sounds like a checkerboard or the perfect Instagram feed. All kitchens include a breakfast bar, stainless-steel appliances, induction stove, dishwasher, (and a wine fridge!), a stunning wall unit and matching accessories.

Preserving history

Award-winning and internationally recognized Toronto designer, Johnson Chou, was Tricon’s pick to design the suites, main lobby, including the common spaces for residents housed in the exquisite 150-year-old Gooderham mansion, which once was the dwelling of Ernest Hemingway when he wrote for the Toronto Star. This historical Toronto treasure was moved and lovingly restored for the project, and it now stands adjacent to the building for residents to enjoy the building’s amenities, which among others, include a 3,500-square-foot fitness centre, spa, and bistro, bar and lounge by Oliver & Bonacini.

Design authority

“We worked very hard to give designer Johnson Chou a profound understanding of what Tricon House meant and he successfully translated our brand esthetic in design,” says Chief Marketing Officer at Tricon House, Alexandra Blum. “For The Selby, it was a mixture of the vibrant geographical area, honouring the past and incorporating a very layered interior design, like rich caramel leather sofas in the mansion, cow-hide back chairs and a stunning copper chandelier in the lobby.”

Elevated lifestyle

The suites include oversized windows, which allow for plenty of sunlight, and walk-in closets with organizers that are conveniently located in between the master bedroom and bathroom. But beyond the design considerations, The Selby is about creating communites and mixed-use spaces. Blum believes that the design is just part of the formula that elevates lifestyle. “We put people first, and creating a sense of belonging is needed more than ever in this technology-obsessed, always-connected world.

As homeowners, I won’t elaborate on the impressive amenities and amazing city views of the Rosedale Valley for residents, we don’t want to incite rental envy as we busy ourselves with that unrelenting house maintenance checklist. It is nice to know though if life circumstances change, we can trade in our property for a rental suite without sacrificing high-quality design, and an added sense of community to bout!

Pièce de resistance

Back to design. Blum extols the importance of art, as a collector and as an experience. Seen as an essential element to enhance spaces, Tricon House partnered with EyeBuyArt, a local initiative, which offers residents access to a curated collection of beautiful works of art at accessible prices. They start at $250. “Tricon invested in art pieces for the lobby, mansion and spa, and we wanted to extend that to our residents at an affordable price point for their homes,” says Blum. A budget-conscious initiative in luxury rental is a nice touch. Model suite visitors will appreciate the walnut wood flooring, clean lines and gold accent detailing – finishes that reference the overall aesthetic of the development. Arriving at the suite, a spacious foyer sets a welcoming, family friendly tone. There is room for extra storage and benches to keep the assortment of hats, gloves, backpacks and after-school sports equipment under control, plus gallery walls for family photos.

The heart of the home, the kitchen features a thick Caesarstone countertop and island with waterfall edge on both ends, complemented by a beautiful white marble tile backsplash in Moroccan arabesque pattern. The kitchen includes integrated appliances, Kohler sink fixtures, and under-cabinet lighting, features that are standard in all of M2M’s T1 tower suites as per plans. Additional counter space pulls out from between the microwave and the dishwasher when needed – a smart, space-saving convenience.

The open-concept dining area features sculptural lighting set above a sleek wood table connecting the kitchen to the main living room. Bedrooms, thoughtfully located on opposite ends of this suite, maximize privacy and tranquility. This three-bedroom layout also includes two bathrooms, a walk-in laundry with a 27-inch efficient washer and dryer and storage closet, and optimizes access to natural light throughout.

A first for the condominium market in Toronto, Aoyuan is including electrochromic glass which comes standard with interior bedroom-suites, to provide a choice between clear glass and frosted privacy glass controlled by a wall switch. Marketed as M2M Switchable Smart Glass, visitors can experience this innovative feature at the touch of a switch.

The countdown is on! Only days remain till the annual Interior Design Show, Canada’s premier showcase of design taking place Jan. 17 to 20 at the Metro Toronto Convention Centre but this year, in a new location in the South Building.

The show, now in its 21st year, celebrates the “Power of Design,” and is expanding its  offerings to include IDS Contract, a hyper-curated B2B trade-only exposition.

Here are some things to look forward to seeing at this year’s show, from some of the leading companies in the Canadian design market.

Luxury quartz brand Caesarstone is collaborating with award-winning Dutch designer Marije Vogelzang for its 2019 Designer Program. This year, Caesarstone dives deep into the thoughtfulness of design, food production and consumption, and how it all translates into human connection – and the first installation will debut at IDS in Toronto!

The 2019 collaboration focuses on the thoughtfulness we should have in our kitchens, whether in meal preparation or conversation shared with guests. This will be represented through the journey of the seed. The installation will take visitors on a sensory experience through memories, human connection, happiness and the environment. The honeycomb-like exhibit will focus on generating stimulation from all sensory receptors as visitors travel their path eliminating external noise and disruption and imagining themselves as a seed and connecting back to the earth.

This collaboration will showcase Caesarstone surfaces through interactive activations and practical kitchen implications immersing visitors in the application of the Caesarstone surface.

Interior Design Show turning 21 this year

The Interior Design Show (IDS) is Canada’s premier showcase of new products, furniture, superstar designers and avant-garde concepts. This year, IDS Toronto celebrates the “Power of Design,” and is expanding its current offerings to include IDS Contract, a hyper-curated B2B trade-only exposition and conference focused on all verticals of design. IDS takes place Jan. 17 to 20, 2019 at the Metro Toronto Convention Centre.

“Now in its 21st year, IDS19 will focus on design across all verticals, including workplace, hospitality, retail, education, public space and government, and extend its trade-focused offering,” says Karen Kang, national director, IDS Canada.

IDS Contract

IDS Contract will bring an additional 100-plus exhibitors and a number of new features areas aimed at B2B trade professionals. With the addition of IDS Contract, IDS is positioning itself as a hybrid event that caters to both trade construction and design professionals and a design-savvy, affluent consumer audience.

New show floor

IDS19 will feature a new floor plan designed to be dynamic and encourage more interaction with exhibitors, increase dwell time at the event, and enhance the overall experience for attendees. IDS has selected FIRM Architecture and Design, an emerging Brooklyn-based practice, which focuses on the intersection of architecture, urbanism and art to redesign the IDS show floor.

Design-driven Swiss watchmaker RADO unveiled its partnership with Canada’s premier design fair at IDS Vancouver 2018, as part of the brand’s global commitment to design. In 2019, the partnership will see RADO host an installation at IDS Toronto and run its famous RADO Star Prize competition in Canada for the first time. The installation will focus on “Design Inspired by Nature,” which is also the theme of the competition.

Monogram Canada brings fashion designer Zac Posen to IDS 2019

With intricate craftsmanship from the charcoal mirror finish to the fabric-inspired details, Posen’s door panel exudes sophistication. Inspired by how clothing wraps around the body and how different shapes move around the flat form of the panel, the distinctive design generate an inspiring standard of how unique the Monogram Column Refrigeration can be.

Designing for the human connection

Luxury quartz brand Caesarstone announces its collaboration with award-winning Dutch designer, Marije Vogelzang for their 2019 Designer Program. This year, Caesarstone dives deep into the thoughtfulness of design, food production and consumption, and how it translates into human connection. The company’s IDS19 installation brings experiential and sensory implications to the forefront of the design-packed exhibition and will showcase Caesarstone surfaces through interactive activations.

The 2019 collaboration titled “Seeds by Marije Vogelzang presented by Caesarstone” will focus on the thoughtfulness we should have in our kitchens, whether in meal preparation or conversation shared with guests. This will be represented through the journey of the seed. The installation will take visitors on a sensory experience through memories, human connection, happiness, and the environment. The honeycomb-like exhibit will focus on generating stimulation from all sensory receptors as visitors travel their path eliminating external noise and disruption and imagining themselves as a seed and connecting back to the earth.

Designer Tip: Everyday Luxury

Interior designer Heather Segreti creates a sumptuous retreat echoing the features and feel of a luxury vacation

Vacation every day is the theme for this master bathroom. Who doesn’t want to wake up every morning and feel like they just walked into a luxury resort master ensuite?

With that being said, our departure point for this down-to-earth couple with exceptional taste was to provide them with all the amenities as well as the esthetic experience you would find in a luxury resort.

Nestled in the King City area of north Toronto, this sprawling bungalow set the stage for what would soon be an exquisite master ensuite oasis.

Where to start? With a grand tile of course!

STATEMENT TILE

I suggested we look at a large-format porcelain option, which is making headway in the marketplace right now. The latest trend is to digitally produce imagery of actual stone printed onto porcelain tile, the options are endless. Sizes can go up from five to 10 feet for the wall tiles, and smaller formats for the floors.

After viewing the product on display at CIOT Marble and Granite in Vaughan, we made our choice. Onice–Perla, a beautiful onyx image with a vertical vein direction, which would accentuate the 11-foot ceilings.

THE FIXTURES

The space-planning mandate was to have a separate water closet, large shower with bench seat and rain showerhead, spa-like soaker tub with floor-mounted tub filler, as well as a spacious his-and-her double-sink vanity with makeup area.

We firmed up the details of the vanity, shower footprint along with the tub and enclosed water closet. Once the footprint for the space was established, we then expanded on the details.

STYLISH & SEAMLESS STORAGE

The vanity sits on custom legs with a laser-cut, lower decorative panel allowing the tile to flow under the cabinets for a more open, furniture look. The custom vanity with fully integrated mirrors and lighting added to the customization and grandeur of the space.

In the centre of the vanity, in the mirror panel over the makeup counter, we added a recessed hidden cabinet in the wall to conceal bathroom items. You would not even know that it opens by looking at it.

PIÈCE DE RESISTANCE

One of the most exciting and impactful features of this ensuite is the large-format onyx porcelain wall panels, paired with the matching large-scale floor tiles. These panels created the perfect backdrop for the stunning Victoria & Albert Limestone soaker tub.

The “Toulouse” tub’s elegant curves complement the winding, vertical veining of the onyx slabs. Their tubs are made of a blend of volcanic limestone and high-performance resins. Naturally white, each item is individually hand-finished by craftsman. We complemented the tub with the very beautiful Perrin and Rowe floor-mounted tub filler in a polished nickel finish.

COHESIVE CONNECTION

All the hardware in the space is polished nickel for a cohesive look throughout the rest of the house. I added in subtle details that add to the synergy in the space, such as the custom plaster crown moulding, which mirrors the wood detailing at the base of the vanity.

We created a calm, spa-like experience with a neutral colour palette that has minimal contrast. We utilized natural materials associated with nature, such as the porcelain panels, gentle, flowing lines rather than sharp angles like the oval undermount sinks, Toulouse V&A soaker tub along with the vertical veining in the porcelain onyx slabs.

The simplicity of the Caesarstone countertop and bench seat allow for the onyx slabs to stand out, yet I can’t emphasize enough the importance of the balance and synergy by choosing finishes that complement each other, rather than compete with each other.

Our master ensuite flows beautifully with the master bedroom adding to the calm oasis, a spa-like feeling the homeowners enjoy every day
