Buying a new home and have some questions? Ask now, and ask often

“Got questions? We have answers.” If you’re a prospective new-home buyer in the GTA, you may have noticed an advertising campaign with these and other similar messages lately.

The “we” is GTA homebuilders, and through a Building Answers public awareness campaign launched by their representative body, the Building Industry and Land Development Association (BILD), they aim to provide the answers.

Indeed, this six-week program that began in early April should be just beginning of ongoing communications with homebuyers.

Comprising billboard, transit and media advertising and other communications, Building Answers strives to do just that – provide answers to many of the questions GTA homeowners and prospective homebuyers have.

It’s a long list. Here are some of them:

  • Why is there so much development in the GTA?

  • Do we really need all these condominiums and other developments?

  • What makes up the cost of a new home or condominium?

  • How does transit benefit from new development?

  • How much do homebuilders make on an average project?

  • Why does the price of homes in the GTA keep rising?

And the big one, for those who have been saving to buy a home, only to watch on the sidelines as prices continue to rise:

  • Will I ever be able to afford a home in the GTA?

These are not fictitious, marketing-oriented questions. They are actual queries from would-be homebuyers who legitimately wonder when, and how, they’ll be able to buy a home here. And if they can’t, should they look, and consider moving, elsewhere?

There are countless other questions, of course, and you can view the detailed answers to all of them – and ask your own – at a dedicated website buildinganswers.ca.

If you’re spending hundreds of thousands of dollars – or beyond a million – on a home, you have every right to ask all the questions you want. And if you don’t get an answer that satisfies you, ask again. Or move along to another builder.

With Building Answers, the companies that provide these new-home buying opportunities in the GTA have demonstrated they are open to the discussion.

Even beyond the scope of this program – raise your hand and ask all the questions you need to.

Be Inspired By The Future Dream Home At The National Home Show

Combining evolving technology with past traditions for a modern lifestyle, the 2017 Future Dream Home by Michael Upshall’s Probuilt Design + Build is an actual design and build project for a Toronto client. The 2,700-square-foot custom home will be built on location at the National Home Show, co-located with Canada Blooms, taking place at Toronto’s Enercare Centre. The Future Dream Home will be available for the public to tour from March 10 to 19, before being re-built on the homeowner’s land.

In response to the global challenge of creating a more sustainable society, the Future Dream Home combines luxurious architectural design and integrated smart-home technologies with innovative building techniques and products. Cut-away educational areas throughout the Future Dream Home showcase the building products and installation methods.

The building incorporates modular and panelized systems that are built in a climate- controlled facility to help prevent warping, mould and other damage caused by weather and shipped to the site for assembly, reducing on-site construction time and cost.

The exterior of the Future Dream Home features Permacon Be On Stone and the new flush mount Trespa Pura natural fibre core siding, featuring an unparalleled UV stable and virtually maintenance-free finish. Permacon Provence slab creates the look of natural stone pathways.

Bedford Brooks Design has created a design story inspired by the beauty and uniqueness of natural and raw materials and customizable design solutions. Perola’s kitchen features exotic African veneers, Brazilian stainless steel and beautiful Vicostone quartz slab countertops. State-of-the-art appliances from Fisher and Paykel include the revolutionary DishDrawer Dishwasher, the latest technology induction cooktop and the CoolDrawer, designed to change from a refrigerator to a freezer at the touch of a button. Tessera has transformed Vicostone quartz into crafted tile mosaics in the foyer and powder room.

The jaw-dropping interior features a finely curated selection of one-of-a kind custom furnishings and accessories from Carrocel. Custom drapery, bedding and pillows from Amazing Window Fashions provide the perfect accent to every room. On the technology front, Panasonic’s latest innovations — not only in the A/V arena, but also their amazing line-up of interior doors and closet organizers — will be showcased. Art from Jim Connelly brings the rooms to life. Benjamin Moore’s “Shadow” palette is featured throughout.

A strong flow of interior and exterior is created by bringing exterior finishes inside and vice versa. The deck area has two access points from the main living area and is surrounded on three sides by the Future Dream Home’s exterior walls, creating a cozy courtyard featuring a round dining table, a round spa, a Bob Grillson barbecue that can be controlled from your smart phone, and a green wall with an inset weather proof television. A simple pergola structure with an automated awning will allow for shade and protection from the elements.

Eden Tree Design’s choice of plant material strengthens the Zen garden theme by incorporating meaningful plants such as the cherry blossom for fragility and beauty and a pine tree, which symbolizes masculinity and power. Many other symbolic plants, including flowering dogwood, rhododendron, fern, moss and birch have been selected to surround the home.

The lighting will be dimmed to provide soft lighting in the landscape and on the Future Dream Home to replicate an evening setting.
