Edenshaw Developments Limited has proposed a mixed use development which includes two high-rise towers and a 6 story podium, containing retail units, fronting Hurontario with low-rise townhouses along Grange Drive. It has been designed as an iconic landmark to act as a marker both during the day and at night. The development will take advantage of the Light Railway Transit (LRT), to be built on Hurontario Street, with a convenient LRT stop in front of the property.

The proposed towers are 29 Storeys and 26 Storeys in height with the north tower being taller and closer to Hurontario and the south tower being lower and significantly setback minimizing the overlap between towers; designed to provide a visual break reducing the bulk of the building and also reducing the impact of shadows on adjacent lands.

625 Yonge Street

625 Yonge Street is a new mixed-use residential condominium development currently in pre-construction at 625, 629 and 637 Yonge Street and 1, 3, 5, 7 and 9 Isabella Street in Toronto, Ontario by Edenshaw Developments Limited.  It consists of a 46 storey building with 354 dwelling units designed by Page + Steele / IBI Group Architects.

625 Yonge Street Condos is located on the east side of Yonge Street and on the south side of Isabella Street in the midtown area of Toronto. This 46 storey building will be 156 metres in height and will have 577 square metres of retail use space at grade level.  There are 354 proposed residential units.  The existing buildings on the site would be demolished and there would be 532 square metres of indoor amenity space and 662 square metres of outdoor amenity space located on the podium and the 46th floor.  127 parking spaces will be proposed as well 266 bicycle parking spaces.  "The tower building will have a series of terraced stepbacks from the street line at the podium level, the 18th floor and the 46th floor."

The original proposal was for a 40 storey building with a 4 storey podium and 326 residential suites.  Of the 326 total units, 240 or (74%) would be one-bedroom units, 69 or (21%) would be two-bedroom units and 17 or (5%) would be three-bedroom units.  Approximate gross floor area is 25,965 square metres with 1,400 square metres of retail use space and 1,630 square metres of office use space within the podium.  Total parking spaces is 107 of which 88 are for residents and 19 are for visitors.  Total bicycle parking spaces is 243 of which 216 are for residents, 20 are for visitors and 7 are for commercial.  There would also be 676 square metres of indoor amenity space and 706 square metres of outdoor amenity space.

625 Yonge St Condos has a walk score of 99 out of 100 and a transit score of 99 out of 100 which means "daily errands do not require a car" and this development site is a few blocks away from the Wellesley Subway Station as well as the Bloor Subway Station.  625 Yonge Street is located close to the University of Toronto St. George Campus as well as the Royal Ontario Museum, Queen's Park, the Toronto Reference Library and is situated just south of the upscale Yorkville neighbourhood.  A place where you can live, work and play.
